NextHome Prolific opens in Seattle

NextHome Prolific opens in Seattle

Kenny Pleasant

Pleasanton, CA — May 27, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Prolific, based in Bellevue, Washington. The brokerage represents the 12th office location opened in Washington for the NextHome franchise and the 576th NextHome office opened nationally.

NextHome Prolific will serve clients across the greater Seattle area, including King, Pierce, and Snohomish counties.

Under the leadership of broker/owner Kenny Pleasant, NextHome Prolific aims to provide great client experiences and growth opportunities for agents with diverse backgrounds.

Kenny began his real estate career in 2009 at Keller Williams Bellevue. For the next 12 years, he put in unparalleled work for his clients – often commuting two hours every day. After slogging his way through the national economic downturn, Kenny innovated in online marketing for his area – and his sales flourished.

After building a successful sales career from the ground up, Kenny wanted to use his achievements to provide an opportunity for other African American men and women like him. He is the only African American REALTOR® in his area who lists homes above the $2 million price range. As he thought about the next steps in his career, Kenny hoped to encourage his same level of achievement for others.

“I thought about all the perils and difficulties that I went through on my way to where I am,” Kenny said. “With that in mind, I wanted to build a brokerage that I would have appreciated myself as a younger agent.”

Then, Kenny discovered NextHome.

“NextHome aligned with my similar values,” Kenny said. “When I saw the innovation, the vision, the branding, and the company culture, it felt too good to be true. NextHome also creates a safe environment where people can grow. That is something very important to me as I build my professional legacy.”

Today, NextHome Prolific provides service that recognizes our shared humanity.

“We understand buying a home is a big purchase,” Kenny said. “Knowing that, we provide people who are punctual, committed, but also authentic and vulnerable.”

Rather than feeding a polished line, Kenny aims to make NextHome Prolific a culture where it’s ok to admit that you don’t have all the answers – but will work tirelessly to find them.

“A NextHome Prolific agent is authentic, honest, and committed to education and personal development,” Kenny said. “The right fit for our brokerage will be dedicated to learning and applying industry-leading knowledge every single day.”

With this philosophy in place, Kenny is looking forward to helping others succeed. That heart for helping was intrinsic in Kenny from a young age.

“I see people all around me who can’t pull themselves up because of a lack of resources, information, or sometimes systematic roadblocks,” Kenny said. “I always want to give back and provide opportunities for people who have the raw talent that I had. I believe things come full circle – the more you give the more you receive.”

Kenny is active in many community organizations around the Seattle area. He has held multiple executive positions with the local branch of the NAACP, including treasurer and secretary. He is also a board chair for Community Carrot, an organization that equips and trains young entrepreneurs for successful careers. Kenny sits on the executive board for Friends of the Children-Seattle, which pairs youth facing the toughest systemic barriers with a professional mentor from kindergarten through graduation.

In addition, he serves on the City of Seattle’s Design Review Board.

Outside of work, Kenny enjoys spending time with his family. He and his wife, Cecilia, have been married for 17 years and they are the proud parents of three kids, Kenny Jr (15), Shawn (14), and Cariah (13).

In addition to traveling, the family enjoys hiking, exercising, playing Xbox together, reading, watching documentaries, and their weekly family game night.

Please join us in congratulating Kenny on the opening of NextHome Prolific in Bellevue, Washington!

NextHome Announces Strategic Partnership with BoomTown

Pleasanton, CA — May 27, 2021 — NextHome is proud to announce a new partnership with BoomTown, the leading cloud-based sales and marketing automation platform for real estate professionals.

“For decades, BoomTown has been an online lead provider in residential real estate. Their model makes their lead cost lower than many competitors, and their automated mid-funnel follow-up system is very strong,” said NextHome’s Chief Strategy Officer, Keith Robinson.

BoomTown offers NextHomies the industry’s leading platform for generating and managing leads, with their Success Assurance program, responding to leads on behalf of agents 24/7, and nurturing for up to one year. As agents and brokers are busier than ever in today’s real estate climate, tools like these offer time savings, competitive edge, and proven results.

“BoomTown has become a critical element of my NextHome offices, and every Broker should have it,” said Thomas Shumpert, Broker/Owner with NextHome Specialists in Columbia, South Carolina. “Beyond the lead generation opportunities they offer, the platform provides us with a turn-key, beautifully interactive website, and the ability to manage and coach agents in the company, and on my personal team, directly from the system dashboard.”

“NextHome empowers agents and brokers to provide excellent service without compromise, and we look forward to partnering with them to add more power to this mission and drive their team’s success,” said Grier Allen, CEO & President of BoomTown. “They know their agents need to be the trusted source for guiding buyers and sellers, and we have the tools and technology to help them achieve this.”

NextHome announces new Augusta-area brokerage

NextHome announces new Augusta-area brokerage

Wilber Lane

Pleasanton, CA — May 26, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Realty Consultants, based in Aiken, South Carolina. The brokerage represents the 13th office location opened in South Carolina for the NextHome franchise and the 575th NextHome office opened nationally.

Steeped in Southern beauty, Aiken is a growing area that offers buyers charming architecture, a quaint downtown, and access to the beautiful Central Savannah River Area. Located just 45 minutes west of Columbia and 25 minutes east of Augusta, Georgia, NextHome Realty Consultants will serve clients in Aiken, Greenwood, Columbia, and Augusta, Georgia.

NextHome Realty Consultants will provide client-centered service under the leadership of broker/owner Wilber Lane.

Wilber’s real estate experience dates back to 2004 when he joined a boutique brokerage in Anderson, South Carolina. After weathering the national housing downturn, Wilber again started selling full-time in 2011, working primarily in Aiken and Augusta.

Throughout his time in the industry, Wilber discovered a passion for nurturing agent talent. He became a productivity coach with a nationally franchised brokerage and opened a real estate licensing school. Today, Exceptional Experience Educational Institute educates more than 100 students per year, launching them into careers they love.

As Wilber continued to teach and sell under a nationally franchised brokerage, many of his students expressed a desire to work for him. That rapport with local talent prompted Wilber to look into opening his own franchise.

After discovering NextHome, he put in an inquiry call and was surprised to hear back from the franchise’s CEO, James Dwiggins.

“It was like talking to my best friend,” Wilber said. “Trust was instantly built, and I was sold.”

Wilber is excited to join a progressive brand that brings the fun back into real estate with fresh and unique marketing. He is also looking forward to offering unparalleled support to agents and clients through NextHome’s suite of tools and technology.

“I’ve always believed that people buy people, not products,” Wilber said. “NextHome’s humans over houses approach aligned perfectly with my own philosophy. I am a relationship person and look forward to building a brokerage with a family feel to it.”

As Wilber grows NextHome Realty Consultants, he is looking for agents who are dedicated, motivated, and willing to learn and grow.

“NextHome Realty Consultants will stand out in the way we treat people,” Wilber said. “We are creating an atmosphere where everyone feels like they can trust each other.”

Outside of the office, Wilber is passionate about serving his local community – especially helping victims of domestic violence.

“I’ve always wanted to be someone who can help out in those situations,” Wilber said. “It was a part of my upbringing to be there for someone who thinks they don’t have anywhere to turn.”

He has served on the board for the Cumbee Center to Assist Abused Persons. He is also a supporter of Golden Harvest Food Bank.

Wilber is the proud father of a 2-year-old daughter, Abigail. Outside the office, he enjoys nurturing Abigail’s natural creativity and playing imaginative games in their beautiful backyard.

Please join us in congratulating Wilber on the opening of NextHome Realty Consultants in Aiken, South Carolina!

May Economic Update

May Economic Update

Given the latest movement in the market, I thought it would be important to address inflation concerns.

Here you can see the Core CPI and CPI modeled together both rose sharply.

Like all data, you can use this to tell two different stories. People like to paint the target they like around the arrow that’s been shot.

Here is the first story:

Inflation is about to be out of control. “You can’t put this much money into the market and not have out-of-control inflation.” The problem is… we also said this in 2008 and it didn’t happen. This is the doom and gloom view of things. We’ve pumped so much money/stimulus into the system that the inflation spike will be severe and painful and that will stall out the economy across the board.

The other side of the story is this:

This is a spike in “transitional” inflation. This is a new one for me. I’ve been paying attention to financial markets for a long time and have not heard the phrase “transitional inflation.” But I actually think this is a good description of the other story. Which is this: we had a precipitous record drop in the economy when COVID-19 hit. We’ve all seen those graphs. Of course, there will be a snapback as we come out. More people are spending more money now. Supply and demand will make things more expensive. Also, the labor costs for various things because so many people were/are out of work will put upward pressure on prices.

Like a lot of early indicators, the key is not to overreact but to continue to pay attention. I expressed previously that I was concerned about inflation and it’s something I am paying attention to. But we need more data points.

Oddly, what I am encouraged by is the market’s reaction. We’ve been in this (in my opinion) irrational exuberance cycle on the stock market. Bad news: the market goes up because that means the Fed will continue to give us cash. Good news: see the economy is back so let’s go! At least we’re seeing the market react appropriately to the news.

NextHome Modern opens in Austin, Texas

NextHome Modern opens in Austin, Texas

Ken Fox

Pleasanton, CA — May 21, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Modern, based in Austin, Texas. The brokerage represents the 39th office location opened in Texas for the NextHome franchise and the 574th NextHome office opened nationally.

Under the leadership of broker/owner Ken Fox, NextHome Modern will serve buyers and sellers across the Austin Metro area. In addition to serving all types of residential clients, the brokerage specializes in architecturally significant and mid-century properties as well as high-rise and mid-rise condos and lofts.

“My first passion has always been real estate, and I was thrilled for the opportunity to finally make that my full-time career back in 2011 joining Bay Area Modern Real Estate,” Ken said.

While selling with Bay Area Modern, Ken became an expert in Eichler homes.

Developer, Joseph Eichler, not only set the standard for mid-century modern architecture in the 1950s, he also had a non-discrimination policy offering new homes to minorities when housing discrimination was legal. Today, more than 11,000 of his homes dot the Northern California region, with their iconic clean lines and avant-garde architecture.

Ken became the top Eichler REALTOR® in the region and his work gained national attention in niche real estate publications. He was consistently among the top five real estate professionals at his brokerage.

Despite his success, as a native Mississippian, Ken’s heart was back in the South and fell in love with the unique music and art scene as well as the hilly landscape and lakes of Texas Hill Country, and he and his husband decided to make it their permanent home.

With all his years of experience, 2020 was the right time for Ken to open his own Austin-based brokerage.

As Ken researched opportunities, NextHome’s value caught his attention.

“NextHome’s industry-leading excellence gives me everything that I want to provide clients and agents in a package that is significantly lower cost than doing it all on my own,” Ken said. “I was captivated by the sophistication of the marketing. And of course, the tools and technology were unparalleled. Then, when I saw how the franchise leaders carried themselves after initially reaching out, I knew NextHome was the right company to partner with.”

Today, NextHome Modern is located in the historic, hip, eclectic area of East Austin providing concierge-level service for listing and buyer clients.

“My goal with leading a brokerage is to develop a diverse group of agents who share a client-first mindset, a love for real estate, design, and architecture and help them succeed at this profession by using the tools and experience I’ve learned,” said Ken. “I also want to help create opportunities for minorities in this industry both as agents and in homeownership.”

Please join us in congratulating Ken on the opening of NextHome Modern in Austin, Texas!

NextHome hosts Pricing Strategy Advisor Certification Course

NextHome hosts Pricing Strategy Advisor Certification Course

Pleasanton, CA — May 20, 2021 — NextHome recently hosted the National Association of REALTORS® (NAR) Pricing Strategy Advisor (PSA) certification course specifically designed to enhance the skills of real estate professionals in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values.

The training course was offered to NextHomies who attended the 2021 NextHome Virtual Conference as part of their admission ticket. Hosted virtually by Imran Poladi, NextHome’s Vice President, the PSA training course was completed by 392 NextHomies, making it one of the largest attended courses by one company in the history of NAR’s PSA class.

“I’m proud to say that we had nearly 400 NextHome members making the commitment to becoming Pricing Strategy Advisor certified,” said Poladi. “It’s inspiring to see so many NextHomies finding education to be one of the most important aspects of their growth as a real estate professional.”

NextHome’s commitment to education has been one of the forefronts of the franchise’s offerings. Through certification courses, webinars, podcasts, workshops, and trainings, NextHome continually provides opportunities for members to expand their knowledge to better serve their communities.

“Education is one of the most important tools in our REALTOR® toolbox,” said Renee Marquiss, Broker of NextHome In The Sun. “Learning how to better serve our customers who are selling one of their biggest assets is an opportunity I most definitely would jump on. Having it offered by our own corporate office, Imran, specifically, was perfect as I knew we all have the same mindset of #HumansOverHouses.”

Those who completed the certification course are thrilled to take their new learnings and implement the new tactics into their business right away.

“I’m focused on emerging from the pandemic with more knowledge and tools to help my clients and consumers in an ever more competitive market,” said Scott Krug, an agent at NextHome Partners. “PSA helped me learn to dig deeper than the surface to interpret how the market lives and breathes.”

NextHome looks forward to hosting future NAR courses, and continually supporting the  education of all NextHome members in the ever-evolving real estate industry.

NextHome Altitude expands with second office in Santa Fe

NextHome Altitude expands with second office in Santa Fe

Rob Barber

Pleasanton, CA — May 20, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Altitude in Santa Fe, New Mexico. The brokerage expands on the success of NextHome Altitude’s first office in Denver, Colorado. The Santa Fe expansion represents the second office location opened in New Mexico for the NextHome franchise and the 573rd NextHome office opened nationally.

Under the leadership of broker/owner Rob Barber, NextHome Altitude (Santa Fe) will serve clients across Santa Fe County in addition to the cities of Española and Abiquiú.

NextHome Altitude will provide sales services for residential, luxury properties, investment properties, first-time home buyers, and second & vacation homes.

“We are looking forward to offering our Santa Fe clients a new level of service that is all about their needs,” Rob said.

Licensed since 2015, Rob started his real estate career after nearly 15 years in the field of Sports and Clinical Massage Therapy. Although he enjoyed his career as a therapist, the physical toll of the job meant it was time for a change.

“I wanted to start a career where I could continue to be in a relationship-based business, yet still have the independence to be my own boss,” Rob recalled. “Real estate was the perfect fit for me.”

Rob began selling real estate under a local independent broker, while finishing out his obligations in massage therapy. Even though he was only selling part time, his extraordinary 2015 sales numbers helped him feel confident enough to make the jump into full-time real estate.

In 2016, he doubled his sales volume. Then, in 2017, Rob’s volume exceeded $6 million.

As his business continued to grow, Rob’s view of the industry was very different than what he thought it should be.

“I kept seeing people focused on personal branding rather than promoting the home they were hired to list and sell,” Rob said. “It was the catalyst for me to start my own brokerage. I wanted to create an experience for buyers and sellers which had them as the focus, rather than the agent.”

“I knew that a franchise model would allow me to start my brokerage and not have to reinvent the wheel,” Rob added. “NextHome provided the opportunity for me to run my brokerage focused on world-class service, rather than trying to find technology and tools that work for my clients. NextHome has done that for me.”

With this Santa Fe expansion, Rob is excited to operate a brokerage from a city where he lived for some time and where he has good friends.

Please join us in congratulating Rob and the rest of his team at NextHome Altitude on the opening of their new NextHome office in Santa Fe, New Mexico!

NextHome announces new brokerage in Union, New Jersey

NextHome announces new brokerage in Union, New Jersey

Maria Schmidt

Pleasanton, CA — May 19, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Choice Group, based in Union, New Jersey. The brokerage represents the 14th office location opened in New Jersey for the NextHome franchise and the 572nd NextHome office opened nationally.

NextHome Choice Group will serve clients across Union County including Elizabeth, New Providence, Stony Hill, Berkeley Heights, and Springfield.

NextHome Choice Group is owned by veteran New Jersey REALTOR® Maria Schmidt. Maria began her real estate career 23 years ago in Hudson County, New Jersey. During her first 12 years in the industry, Maria worked with franchised brokerages in both Hudson and Union counties. Her sales skills were evident from the beginning. In 1999, her first full year in business, Maria achieved almost $7 million in sales volume. She was named her brokerage’s Rookie of the Year, and she continued to build a reputation for people-first service.

“I am very dedicated to my clients,” Maria said. “Those first years, I became known as a person who is able to skillfully communicate what I know about real estate. As a result, most of my growth was referral-based.”

Maria’s unique ability to help others eventually led her to management. In 2004, she managed an office of 150 agents.

“I really love helping people through real estate,” Maria said.

Eventually, Maria wanted an opportunity to run her own small business with integrity and create a workplace that agents could be proud of. In 2012, she opened NJ Choice Realty. Although Maria originally intended to keep her office small, word began to spread about her unique leadership skills. Through only referrals, NJ Choice Realty organically grew to 15 professional agents over the years.

As her business continued to grow, Maria knew that she needed a franchise partner for additional support.

“My mentality when it comes to agents is that if they grow, I grow,” Maria said. “I want to see my agents grow and achieve, and to do that well they need a broker who can fully support them. With the support of a franchise, I knew I could spend more time helping people one-on-one rather than sitting behind a desk.”

Maria discovered NextHome through an agent she trained while a franchise manager. That agent had moved on to NextHome and Maria got to see the phenomenal resources at his fingertips.

“What NextHome offered was exactly what I needed,” Maria said.

Today, Maria is using those resources to provide attentive care to both agents and clients.

“We are going to use our knowledge and work ethic to make every client’s deal smoother and more transparent as we go through the process,” Maria said. “We will provide exceptional support and guidance.”

As NextHome Choice Group delivers excellence for its clients, Maria is also pleased that her brokerage is run on a culture that aligns with her ideals.

“NextHome had the same philosophy that I’ve always had, which is to put humans over houses,” Maria said. “With that mentality and the tools NextHome provides, I have the ability to better support the agents – and get the support I need as a broker. I feel now I have more control over my business.”

Maria is very active in serving her community. For the past 10 years, she has volunteered with homeless organizations in New Jersey.

“There are a lot of people out there who are dreaming of having a place to sleep at night,” Maria said. “As someone in the real estate industry, people having a place to call home is something that I feel strongly about.”

To help, Maria raises funds to pay for one month’s rent for families.

Maria is the mother of two grown children: Javier is an architect and Claudia works in film production in Los Angeles. Maria is also the proud grandmother of Ezra (5) and Liam (4).

Please join us in congratulating Maria on the opening of NextHome Choice Group in Union, New Jersey!

NextHome Element Realty announces luxury option for Malibu clients

NextHome Element Realty announces luxury option for Malibu clients

Pleasanton, CA — May 18, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Element Realty, based in Malibu, California. The brokerage is the 83rd office location opened in California for the NextHome franchise and the 571st NextHome office opened nationally.

NextHome Element Realty represents an expansion for Southern California broker/owner John Jackson, who since 2017 has cultivated NextHome offices in the Simi Valley to remarkable success.

NextHome Element Realty’s Malibu office will focus on the unique needs of luxury clients by combining white-glove service, singular expertise, and the people-first philosophy that has come to define the NextHome brand.

Each NextHome Element Realty agent is credentialed through the exclusive Institute for Luxury Home Marketing. In addition, agents have access to a toolbox of unparalleled marketing options through NextHome’s luxury line The Casan Collection.

“I am thrilled to be able to offer clients in the Malibu area a specialized brokerage that is tailored to their unique needs,” John said.

The Casan Collection was specially designed to meet the standards of the top 10 percent of the market and sets a new benchmark in luxury real estate. Through this partnership, NextHome Element Realty will provide a global advertising package that is unmatched in the industry.

“NextHome Element Realty Malibu clients have at their fingertips the most dynamic visuals, picture carousels, animations, and more,” John said. “It’s an immersive experience that brings the story of the home to life, at a time when affluent buyers are looking for a compelling narrative.”

John’s own real estate story began after a remarkable career in aviation and law enforcement.

In the 1980s, prior to obtaining his sales license, John led his family’s aviation service business. He earned numerous certifications in the aviation industry and piloted many trips across the globe.

John eventually transitioned to a more fulfilling career in law enforcement, where he could interact directly with the people he served.

For nearly a decade, John served as a Deputy Sheriff for the Los Angeles County Sheriff’s Department.

Returning to school in 1992, John earned his bachelor’s degree in Management from Pepperdine University.

It was the combination of conflict resolution and experience from being a sheriff, mixed in with his studies he learned as a graduate of the Management program at Pepperdine, that led John to following his passion for real estate. He then joined a high-profile independent real estate brokerage in Los Angeles County. That experience taught him how much he valued a carer where people came before profits.

“Agents there had a focus and hype on money earned rather than families helped,” recalls John. “I wanted to work at a company where helping people was more important than sales prices and awards.”

Knowing he intended to leave his brokerage, John originally wanted to be an independent broker and not be affiliated with any company or franchise. It was a Facebook post from a friend that caught his eye about NextHome.

“I saw a post from (NextHome’s Vice President of Sales) Charis Moreno about her company and the growth of their real estate franchise,” John said. “As I did research, I was drawn to the company’s support for its franchisees, technology, commitment to continual innovation that is all wrapped into an affordable model. It was a no-brainer for me to purchase into the franchise.”

NextHome Element Realty opened in the Simi Valley in 2017.

Today, NextHome Element focuses on a personal concierge-type service that isn’t often found in his real estate market.

“NextHome Element Realty will help clients buy or sell their home by providing expert guidance. Not only for the negotiation of the price and terms on the contract, but throughout the entire process so the client feels comfortable with their home buying or home selling experience,” John said.

“I want our company and our agents to be the standout examples of what a REALTOR® can be – not the mediocre agent,” he added. “I want to make a difference in how people see real estate agents and how we can make a positive difference in their lives.”

Please join us in congratulating John and the rest of his team on his office expansion in Malibu, California!

What Sellers Want from Their Agents

What Sellers Want from Their Agents

Selling a home can be a stressful and nerve-wracking time for homeowners. There can be a lot at stake for your clients financially and emotionally when they put their home on the market. For many sellers, preparing a home for listing photos and keeping a home in tip-top shape for showings can also be anxiety-producing. Sellers depend on their real estate agents for a lot of support and guidance. Here are some of the things they most want:

Even homeowners who have sold homes before rely heavily on their agents’ expertise to price, market, negotiate, and close a home sale. It can be reassuring for sellers to know whether you’ve sold other homes in the area or similarly priced properties. Talk to sellers about your experience and your willingness to share your expertise for their advantage.

Correctly pricing a home is a critical part of the selling process. Your clients will need your expert review of data relating to comparables, average square footage prices, and recent home sales, as well as your estimation of market demand and other correlating factors. While savvy sellers can find a lot of information online, they don’t have your professional experience and insight to tie it all together and translate it for their particular situation.

Sellers look to you to effectively market their home to potential buyers. While they are probably familiar with online listings, they may not be aware of other creative strategies. For example, sellers may not realize that American Home Shield® home warranties can bring marketing advantages as well as important budget protection to listings. With American Home Shield’s Seller Coverage Option, sellers enjoy Shield Essential plan protection during the listing period (up to $2,000 on covered repairs or replacements) plus a marketing edge that differentiates their listing from other properties on the market. The coverage, which extends to buyers after closing, can help reassure potential buyers and give them confidence to proceed with the deal. In addition to protecting a seller’s budget during the listing period, the Seller Coverage Option can also help reduce issues following the home inspection. Qualified home sellers can add the Seller Coverage Option to any warranty package for up to six months while their home is on the market, with no money due until the home closes.

While often overlooked during the listing process, sellers also need their agent to help them set realistic expectations for the sale. In addition to setting a listing price, sellers want to know what timeframes to expect for getting a contract and escrow. You can help by reviewing average selling times for their area, as well as making sure they understand contract deadline dates and the closing process.

Sellers want to know that their agent will go to bat for them during contract negotiations and any contingency exercises or home inspection issues that pop up. Using your negotiation skills during the selling process is critical to representing your sellers, gaining their confidence, and closing transactions.

During the listing process, it’s also helpful to keep sellers updated on progress and next steps. Staying in touch with your sellers and letting them know that you’re working behind the scenes can help reassure them and keep them in the loop.
