Cookie Policy
Effective Date: October 9, 2026
This Cookie Policy explains how NextHome, Inc. (“NextHome,” “we,” or “us”) uses cookies and similar technologies. Our Privacy Policy explains how we collect, use, and disclose personal information and describes your rights and choices.
1. What Are Cookies?
Cookies are small text files stored on your device (computer, smartphone, or tablet) when you visit a website. They help websites function efficiently, enhance user experiences, and provide useful information to website operators.
2. Cookies We Use
a. Necessary Cookies
These cookies are essential for the functionality of our website, including security features. For example:
- Google reCAPTCHA: Used to protect our website from spam and abuse by verifying that form submissions are made by humans.
b. Analytical Cookies
These cookies help us understand how visitors interact with our website, allowing us to improve user experience. For example:
- Google Analytics: Collects anonymized information about website traffic, visitor behavior, and usage patterns.
c. Advertising Cookies
These cookies are used to deliver targeted advertisements that are relevant to you and to measure the effectiveness of advertising campaigns. For example:
- Google Ads: Tracks user interactions and behavior to serve personalized ads based on your preferences and browsing activity.
- Meta Pixel (Facebook and Instagram): Uses cookies and similar technologies to share website activity, such as page views and other interactions, with Meta, along with information such as IP address, browser and device information, and cookie identifiers. This helps measure and improve advertising and reach relevant audiences, including previous visitors to our website. Meta may associate this information with your Facebook or Instagram account.
d. Functional Cookies
These cookies enable specific functionalities on the website. For example:
- Google Maps: Allows us to display interactive maps for property locations and related services.
- HubSpot Contact Forms: Used to collect and manage user inquiries submitted via our website.
e. Tag Management Cookies
These cookies allow us to efficiently manage the deployment of other website tags and scripts. For example:
- Google Tag Manager: Facilitates the implementation and management of marketing and analytics tags on the website without modifying the site’s code.
f. Embedded Video Cookies
We use YouTube (Google) and Vimeo to display videos. Their players may use cookies and similar technologies for playback, preferences, security, and viewing analytics. YouTube may also use information for personalized content and advertising, depending on your settings. These cookies are not all strictly necessary for browsing our website.
Vimeo's Do Not Track setting can limit analytics cookies, but it does not prevent all data transfers: security cookies may still be set and existing Vimeo cookies may still be sent. We do not enable this setting on every Vimeo embed. See Vimeo's player cookie information and Google's cookie information.
3. How We Use Cookies
We use cookies to:
- Ensure the proper functioning and security of our website.
- Provide features like interactive maps and contact forms.
- Analyze website traffic and performance to improve your experience.
- Deliver relevant advertisements tailored to your interests.
- Streamline the implementation and management of website tracking scripts.
4. Managing Cookies
You can control and manage cookies through your browser settings. Most browsers allow you to:
- Block or delete cookies.
- Set preferences for certain types of cookies.
Please note that disabling certain cookies may affect the functionality and usability of our website.
By closing the cookie notice, you consent to our use of cookies as described in this Cookie Policy and to our use of your information as described in our Privacy Policy. We remember this acceptance in your browser. If browser storage is unavailable, acceptance applies only to the current page.
Google Tag Manager and our direct Google Analytics tag do not load until you close the cookie notice, unless your browser already has a saved acceptance. This also holds back the Meta pixels managed through Google Tag Manager until acceptance. Reading this policy or visiting another page does not enable these tags.
Our HubSpot contact forms, including their Google reCAPTCHA protection, and maps on our homepage, contact page, search results, listing details, and agent, office, and team profiles also wait for this acceptance. Videos on agent, office, and team profiles and on our Careers and Franchising pages remain hidden until acceptance. On Careers and Franchising, the video player loads only when you then select Play. Agent and office contact forms require acceptance before loading Google reCAPTCHA on submission. Once enabled, these services may load their own cookies and tracking.
This delay does not yet apply to every embedded service. Videos and other embedded content in news articles may connect to third-party providers and use their own cookies before you close the notice.
You can review advertising preferences in Meta Ad Preferences and learn about Meta cookies and available controls in Meta's Cookies Policy. Advertising preferences do not necessarily stop Meta from receiving information from our website.
5. Third-Party Cookies
We may use third-party services like Google (including YouTube), Vimeo, Meta, and HubSpot, which set their own cookies on your device. We encourage you to review their privacy policies:
- Google Analytics
- Google Ads
- Google reCAPTCHA
- Google Maps
- Google Tag Manager
- YouTube (Google)
- Vimeo
- HubSpot
- Meta (Facebook and Instagram)
6. Updates to This Policy
We may update this Cookie Policy from time to time to reflect changes in our practices or for legal compliance. Please review this policy periodically for updates.
