NextHome New Beginnings (Orlando) is a natural expansion of the brokerage’s flagship Palm Coast office, which opened in 2023.
“The Orlando office was not only a great opportunity to grow, but also created connections for many of our clients who move between Palm Coast and Orlando,” said brokerage owner Brianne Nodal. “Our agents are very in tune with clients’ specific needs. They get involved with their clients and hold their hands through every step of the process. This office will accelerate our ability to meet clients where they are, and provide that next level of care for each transaction.”

Since opening her first NextHome office in 2023, Brianne has built a business that is now 95 percent referral-based.
“We are deeply connected to the community and feel driven to care for homebuyers and sellers,” Brianne said. “Our expertise and passion for real estate come out in how we handle every transaction, and I am excited to expand that service into the Orlando market.”
A second-generation Florida REALTOR®, Brianne has been serving local homebuyers for 12 years. Throughout her career, she has worked with Davidson Realty and Florida Homes Realty & Mortgage. She is an alumna of the Graduate REALTOR® Institute through NAR and offers vast experience with investment properties.
Prior to obtaining her real estate license, Brianne enjoyed fixing, flipping, and building homes as a hobby.
“I loved real estate so much, I thought I would make it a full-time career,” Brianne said.
Brianne’s passion for focused client service and talent for negotiation quickly built a thriving, referral-based business.
“My clients are my focus from the moment we start looking at homes all the way to the closing table,” Brianne added. “I am very hands-on with all my transactions and present throughout the whole process. I also love negotiating and being a fierce advocate for my clients’ needs.”
In 2023, Brianne discovered NextHome, and the partnership has been valuable ever since.

With Brianne leading the company, NextHome New Beginnings clients can expect a team of friendly professionals to guide them through each step of their real estate journey.

As NextHome New Beginnings continues to grow, Brianne and her team remain focused on the core differences that set them apart in Florida real estate.

As someone deeply connected to her community, Brianne is involved in numerous volunteer and service programs. As a brokerage, NextHome New Beginnings supports several local schools through sponsorships. Brianne also works closely with the Flagler County Affordable Housing Department, supporting programs for first-time homebuyers, including education about down payment assistance. The brokerage is also hosting two events for the Latin community in May and October, designed to build connections and have fun.
Brianne enjoys working out and being outdoors. She is the mother of three grown sons, who all love living the active Florida lifestyle.
