NextHome City Realty opens second location in Michigan

Paul Mychalowych

Pleasanton, CA — July 19, 2016 — NextHome is proud to announce our newest addition to the franchise, NextHome City Realty – Detroit Branch. This is the second location for owner, Paul Mychalowych. The brokerage represents the tenth office location opened in the state of Michigan for the NextHome franchise.

As a 14-year real estate veteran, Mychalowych is one of the top-producing REALTORS® in the area. He will also serve as the broker-of-record for the company.

NextHome City Realty – Detroit Branch will provide real estate services such as single-family residential sales, first-time home buyers, investment, luxury, short sales, probate sales, and land deals for the areas of Dearborn, Grosse Pointe, and the remainder of Wayne County.

With a population of just over 4.3 million residents, the city of Detroit is the largest in the state of Michigan. In 2018, Detroit’s economy has seen a huge boost as many of the neighborhoods affected by the 2008 recession are now beginning to stabilize. With a 30% increase in average sales price in the past 12 months, and a successful launch in March 2018 of his first location in Birmingham, MI, Mychalowych felt it was the right time to expand his business into a second location.

“In the last five years, we have seen an influx of Millennial buyers coming into the downtown Detroit area,” said Mychalowych. “There has been a significant boost in housing developments and investments coming from all over the world.”

“With our unique collaborative work environment, we want to be a part of this community as the real estate resource as it continues its growth as one of the fastest growing cities in the nation,” he added.

Before Mychalowych began his real estate career, he spent years as an electrical engineer. As the owner of Advanced Systems & Designs Inc., Mychalowych led a large staff of software and hardware engineers, and a nationwide sales organization including a global network of distributors. He sold the business in 2012.

In 2009, after years as a top-producing REALTOR®, Mychalowych decided to open his own brokerage, Birmingham Realty LLC, in downtown Birmingham.  As the broker of a successful office, Mychalowych did not rest on his laurels.

In 2017, in addition to running a brokerage of associates, Mychalowych closed 64 transactions in excess of $18 million and the brokerage had $26 million in sales volume.

Mychalowych had many reasons behind his decision to partner with NextHome.

“I wanted to provide more value to our agents with better branding, additional technology, technology leveraged training, and tools that would help them save time and make more money,” said Mychalowych.

In addition, “it just made good business sense to not reinvent the wheel and create all this stuff on my own.”

As he was researching franchise options, he was specifically looking for a company that provided a plug and play option that was affordable, yet provided a lot of value.

“NextHome City Realty will bring the features of an office of tomorrow to today’s buyers and sellers,” said Mychalowych. “We have a consumer-centric brand and I value a commitment to education for both our clients and our agents.”

Mychalowych said NextHome City Realty is just the beginning of the expansion of his office footprint. “I see us growing throughout the Detroit area very soon,” added Mychalowych.

When not selling real estate, Mychalowych focuses on family. The Mychalowych’s have been married for 27 years and have two children – daughters Madison (age 18) and Brooklyn (15). The family enjoys spending time relaxing at their lakefront home and in Northern Michigan.

Please join us in congratulating Paul and the rest of the team at NextHome City Realty on the opening of their second new NextHome office in Downtown Detroit, MI!

Matthew Gilbert (left) and Aaron Turnage

Pleasanton, CA — July 18, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Leeward & Company. The brokerage represents the fourth location opened in the state of Missouri for the NextHome franchise. The company will cover areas in both Missouri and Kansas.

The office will be owned and operated by top-producing REALTORS® Matthew Gilbert and Aaron Turnage. Matthew will serve as the broker of record for the brokerage.

Based out of Lee’s Summit, NextHome Leeward & Company will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, multi-family properties, foreclosure properties, and condominiums for the areas in Missouri such as Lee’s Summit and Independence, as well as areas in Kansas such as Overland Park, Mission, and the remainder of the Greater Kansas City Metropolitan Area.

Lee’s Summit is located 25 minutes southeast of Kansas City, Missouri and is home to approximately 100,000 residents. In 2006, CNN Money Magazine named the city of Lee’s Summit as one of the “100 Best Cities to Live in The United States.”

Both Matthew and Aaron started their real estate careers in 2015. They met while attending the same real estate school, Career Education Systems.

After getting their licenses, they kept in touch even though they worked at different brokerages in Lee’s Summit. Matthew started with a local company, Chartwell Real Estate, while Aaron started with Keller Williams Platinum Partners.

In his first year, Matthew sold more than 20 properties. Aaron did equally well, selling more than 20 sides in his first 18 months.

In 2017, both Matthew and Aaron saw an opportunity to provide a different value to the real estate community. Knowing he wanted to open his own brokerage from the moment he got his license, Matthew has always been focused on starting his own company.

It was perfect timing for Aaron as well. Knowing he wanted to take the next step in his career, his military background brought him back into wanting to be in the role of servant leadership.

Matthew found NextHome while researching real estate franchises. While he found the company eye-catching and the tech being one of the best he’s seen, it was a simple coincidence that sealed the deal.

“I loved the look and feel NextHome would provide to our market,” said Matthew. “But it was finding out more about the mascot that took it over the edge.”

“When I found out the mascot’s name was Luke, it sealed the deal,” Matthew says with a laugh. “My son was born just a few months before I found NextHome. You guessed it… his name is Luke.”

Since launching NextHome Leeward & Company in May 2018, the results have been phenomenal. Sign calls on Aaron and Matthew’s properties have skyrocketed – with nearly three times more calls and inquiries on their listings.

The company’s focus is to add ten talented agents in the next 12 months.

The Kansas City market has been one of the hottest markets in the United States. With an average home selling under $300,000, the area has some of the more affordable property options of any major metro market in the nation.

Over the next 18 months, Matthew and Aaron want to focus on getting more involved in the community and volunteering time and resources to give back to the residents they serve.

When not selling real estate, Matthew and his wife of five years, Rebecca, have a son, one-year-old Luke. Matthew is a 2009 graduate of the University of Central Missouri. The couple loves taking Luke outdoors and is already taking him to the pool.

Aaron and his wife, Cindy, have two sons and two grandchildren – Callie (age 7) and Connor (5). From 1992-1998, Aaron was in the Marine Corp. As a proud military veteran, he worked in many different capacities for the Marines including recruiter and desert training with other Marines. The couple loves to travel and find Key West Florida to be their favorite destination.

Please join us in congratulating Matthew, Aaron and the rest of the team at NextHome Leeward & Company on the opening of their new NextHome office in Lee’s Summit, MO!

NextHome Presidential Realty launches in Hallandale Beach, Florida

Laura Solis

Pleasanton, CA — July 17, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Presidential Realty. The brokerage represents the 42nd location opened in the state of Florida for the NextHome franchise.

The office will be owned and operated by top-producing broker, Laura Solis. She will be joined on the leadership team by Sally Conner who will serve as the brokerage’s REO (Real Estate Owned – foreclosure) Manager. The two have worked alongside each other for more than 20 years.

Based out of Hallandale Beach, NextHome Presidential Realty will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, multi-family properties, foreclosure properties, second homes, vacation homes, and condominiums for the areas of Hallandale Beach, Pembroke Pines, Miramar and the remainder of the Fort Lauderdale metropolitan area. The brokerage will serve clients in both English and Spanish.

Centrally located between Miami and Hollywood, Hallandale Beach is home to more than 35,000 residents. The city has been recognized as one of the fastest growing cities in Broward County.

With more than 25 years in real estate, Laura has been one of the top-selling REALTORS® of her area for some time. Starting her career in Elizabeth, New Jersey, she worked in the rental division for Weichert Realtors.

In 1995, she made the move to Hollywood, Florida and focused on her work as an investor. Over the next five years, Laura purchased and rehabbed properties throughout the area.

Seeing the opportunity to sell the inventory herself, Laura opened her own brokerage in 2000 – Presidential Realty. The brokerage grew to more than 20 agents and even opened a mortgage division, which Sally was in charge of.

In 2007-2008, Laura saw the change in the market happening. As the economy started to struggle, she shifted her business to focus on foreclosures and pivoted with the market.

“I saw what was headed our way, so Sally and I downsized the business,” said Laura. “We closed the mortgage division and turned our attention to working with banks to help them sell their foreclosures.”

Presidential Realty picked up accounts with companies such as IndyMac, Ocwen, Freddie Mac, Countrywide, and One West Bank.

Laura was first introduced to the NextHome franchise while attending the 2017 Inman Connect Conference in San Francisco. It was there where she saw a presentation by NextHome Chief Executive Officer, James Dwiggins.

“I really enjoyed his presentation and liked the vibe of the company,” she said. “I had previously been approached by other franchises, but NextHome was different. I really liked what I saw.”

Interestingly enough, it was a post on Facebook that made the difference.

Laura posted in a Facebook real estate forum and asked what people thought about NextHome. Answers were coming in from all sides. More than 100 responses by NextHome agents, affiliates and even non-NextHome agents all said the same thing – NextHome was a great company to be affiliated with.

“There was not one negative comment about NextHome in the entire comment section,” recalled Laura.

Laura said NextHome Presidential Realty’s focus for the remainder of 2018 is to continue diversifying the business to add more traditional transactions to their already successful foreclosure business. Already closing more than 50 properties annually, Laura is ready to see the brokerage reach new heights.

Sally’s additional leadership will be a big part of it.

With more than 30 years of experience working in physical therapy, Sally will provide guidance in working with those with disabilities. Her evaluation of properties to accommodate those with needs will be a differentiator in their local market.

NextHome Presidential Realty held their Grand Opening in June 2018 with many local residents joining them for the festivities.

Please join us in congratulating Laura, Sally, and the rest of the team at NextHome Presidential Realty on the opening of their new NextHome office in Hallandale Beach, FL!

NextHome launches newest office in St. Cloud, Florida

NextHome launches newest office in St. Cloud, Florida

Jon Brumer
Jon Brumer

Pleasanton, CA — July 16, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Premier Neighborhood Realty. The brokerage represents the 41st location opened in the state of Florida for the NextHome franchise.

The office will be owned and operated by broker, Jon Brumer.

Based out of St. Cloud, NextHome Premier Neighborhood Realty will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, multi-family properties, land deals, condominiums, and new construction homes for the areas of St. Cloud, Kissimmee, Davenport, Clermont, and the remainder of the Orlando Metro Area.

A suburb 30 miles south of Orlando, St. Cloud is home to approximately 40,000 residents and is one of the larger communities in the Orlando-Kissimmee-Sanford metropolitan area.

Before starting his real estate sales career, Jon worked as an appraiser for the Miami-Dade County Tax Assessor’s Office. For more than ten years, Jon evaluated the values for hundreds of properties. This experience has helped him provide some of the most accurate estimates of property values for his real estate clients.

In 2014, Jon moved to Kissimmee and worked as a REALTOR® with Berkshire Hathaway Home Services of America Florida Realty. In 2017, after building his sales business at the brokerage, Jon moved to a local independent company, Property Pros.

Although Jon found success as a REALTOR® working at a brokerage, he wanted to follow his passion of opening his own company. In 2018, he attained his broker’s license and began looking at franchise options for his soon-to-be-opened real estate brokerage.

“I found NextHome through a Google search when I was looking at real estate franchises,” said Jon. “NextHome had everything I was looking for in a franchise – support from the franchisor, top-notch technology, and systems that would be of real value to our clients. NextHome allows me to still run a boutique style brokerage while having the benefits of a big franchise”

“These benefits not only help our clients, but attract talented agents to our brokerage as well,” he added.

Jon believes in giving back to his community and works with underprivileged children via the “Give the Kids The World” program. The organization is similar to a Make-A-Wish program, where volunteers bring the Disney experience to children who are unable to go to Disney World.

When not selling real estate, Jon and his wife of four years, Brittany, love to travel. As members of the Wyndham Timeshare and Hilton Grand Vacations programs, the couple travel throughout the world.

Please join us in congratulating Jon and the rest of the team at NextHome Premier Neighborhood Realty on the opening of their new NextHome office in St. Cloud, FL!

NextHome Azule Realty opens in Massachusetts

NextHome Azule Realty opens in Massachusetts

Donald Donnalson and Caroline DeJesus
Donald Donnalson and Caroline DeJesus

Pleasanton, CA — July 12, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Azule Realty. The brokerage represents the fifth location opened in the state of Massachusetts for the NextHome franchise.

The office will be owned and operated by top-producing broker Donald Donnalson. He will be joined on the leadership team by Caroline DeJesus who serves as the real estate manager for the company.

Based out of Brockton, NextHome Azule Realty will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, multi-family properties, land deals, condominiums, and new construction homes for the areas of Brockton, Avon, Randolph, Stoughton, Holbrook, and the remainder of the Boston Metropolitan Area.

A suburb 15 miles south of Boston, Brockton is home to approximately 100,000 residents. Boston is the largest city in the state of Massachusetts, with more than 4.5 million residents than live within the Boston Metropolitan Area.

Before starting his real estate sales career, Donald was an attorney specializing in criminal defense, business litigation, and real estate. Even though he was in law, he always had a passion for real estate.

His familiarity with properties and real estate started at the age of nine when he worked with his stepfather’s roofing and construction company. Helping his stepfather as a young boy, Donald realized the rewarding feeling he had working with properties.

When he went to Northeastern Law for law school, Donald recalls what one of his professors said during a class.

“I remember her saying ‘The way to wealth in the world is through real estate,’” he said. “That always stuck me.”

After graduation, he started working as a lawyer for several years before stepping away and working in sales and finance at a local Boston Audi dealership. Donald credits his interest and love for selling to his three years at the car dealership.

Donald knew he had a passion for selling – just not with cars.

In 2013, he went full time into real estate working with a small independent brokerage while running his own construction company he used to rehab properties, Beantown Builders. He purchased a multi-family home, completely rehabbed the property and resold it for a significant profit. With this being his first property flip, Donald was hooked. Not only was he able to buy, fix and sell his own properties, but began helping other investors do the same by representing them through the purchase and sale of their investment homes.

Caroline met Donald at the end of 2014 and left her retail job to assist him with his real estate business. With the increase in personal and client representation, Donald decided to go out on his own and open his own brokerage in 2014 – Azule Realty.

“We had a really streamlined way of acquisition, rehab, and resale,” said Donald. “We would analyze the potential property using our holding company and Caroline would assist in the purchase of that home, have Beantown Builders complete the rehab, and finish by having Caroline sell the finished product through Azule Realty.”

Currently, Beantown Builders has eight employees and NextHome Azule Realty has several agents who assist in selling homes.

Donald knew he wanted to have a new and fresh look and was drawn to what NextHome could offer his brokerage.

“Not only was the fresh look so appealing to me, but the company allowed us to stay as a boutique brokerage,” said Donald.

“As I learned more about the company and how the branding and systems were already in place, I felt great about the affiliation with the franchise,” said Caroline.

Not only are Donald and Caroline focused on investing in properties in the Brockton community, but they believe in giving back to the area they live in.

“We are proud to work hand in hand with organizations that help unprivileged families,” said Donald. “We look at our brokerage as a community resource to help people of all backgrounds and financial demographics to come and learn about affordable housing options for them or their families.”

“We are looking to positively impact our community – not just sell homes in the area,” he added.

Please join us in congratulating Donald, Caroline, and the rest of the team at NextHome Azule Realty on the opening of their new NextHome office in Brockton, MA!

NextHome Bloom Real Estate is the newest NextHome franchisee

NextHome Bloom Real Estate is the newest NextHome franchisee

Dave Bengston
Dave Bengston

Pleasanton, CA — July 11, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Bloom Real Estate. The brokerage represents the 10th location opened in the state of Michigan for the NextHome franchise.

The office will be owned and operated by top-producing broker Dave Bengston.

NextHome Bloom Real Estate will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, and land deals for areas of Grandville, Wyoming, Rockford, Ottawa, Sparta, Sand Lake, Kentwood, and the remainder of the Grand Rapids metropolitan area.

As a suburb of Grand Rapids, Grandville is home to approximately 30,000 residents. Grand Rapids is the second largest city in Michigan, trailing only Detroit. With more than a million residents in the Grand Rapids metro area, NextHome Bloom Real Estate is primed to serve this booming community.

Before real estate, Dave was in management for UPS. In 1995, he began part time in mortgages while still working at UPS full time. Five years later, Dave attained his real estate license, left UPS and never looked back.

He started his own real estate brokerage in 2000 called Realty Consultants with two business partners. His business partners at the time ran the appraisal side of the brokerage, while Dave handled the real estate sales side.

The partners grew the company to where the appraisal side became less of the focus and more concentration was on working on the investment side of the business. Realty Consultants began purchasing properties for rentals, as well as buying some properties to fix and flip for profit.

In 2003-2004, the brokerage bought and sold more than 200 properties just with their portfolio, with another 50 transactions closed on behalf of other investors.

When the economy changed in 2008, the partners dissolved the corporation.

After his term with the partners expired, Dave continued the brokerage on his own under the name Real Estate 360. The 20-agent brokerage did very well, but Dave realized he was the one providing the bulk of business that was being done. Seeing the need to downsize, Dave worked to streamline the company to a team concept to have members supporting his high-producing business.

In 2017, Dave saw the need to add technology to compete with some of the more tech savvy real estate companies that were coming into his community. He found NextHome via a simple Google search, but that research was backed by him speaking with existing NextHome franchisee, George Keely (owner of NextHome Keely Realty).

“I knew George from many years of working together in the Grand Rapids community,” said Dave. “After speaking with him and finding out more about the company, I really liked what I saw.”

“I really liked the technology the franchise offered, but I especially liked the ability to create my own culture in my company and support the business model I wanted for our brokerage,” he added.

When not selling real estate, Dave loves spending time with his family. He and his wife of 31 years, Joanne, have five children.

Please join us in congratulating Dave and the rest of the team at NextHome Bloom Real Estate on the opening of their new NextHome office in Grandville, MI!

NextHome opens new office in San Antonio, Texas

NextHome opens new office in San Antonio, Texas

Tomas Landin
Tomas Landin

Pleasanton, CA — July 10, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome Leading Edge Realty. The brokerage represents the 19th location opened in the state of Texas for the NextHome franchise.

The office will be owned and operated by top-producing broker Tomas (Tom) Landin.

NextHome Leading Edge Realty will provide real estate services to buyers and sellers such as single-family residential sales, first-time home buyers, investment, luxury, leases, and land deals for areas of Bulverde, Boerne, Universal City, Live Oak, New Braunfels, Canyon Lake, Lockhart, San Marcos, and the remainder of the San Antonio-New Braunfels metropolitan area. Additionally, the company will provide services in both English and Spanish.

Located in the central part of Texas, San Antonio is the second most populated city in the state with more than 2.4 million residents within the metropolitan area. From 2000-2010, San Antonio was one of the ten fastest growing cities in the United States.

Before real estate, Tom lived with his wife, Lourdes Aguilar, in California during the 1990’s. It was during his time in California when the couple bought their first home. It was the purchasing experience that had Tom frustrated by the process and he knew there should have been a better way.

“When we bought our house, we thought we would be represented much better than we were by our real estate professional,” said Tom. “When we relocated to Texas in 1994, not having proper representation when we bought it posed some challenges for us during the resale.”

“I’m originally from Aguascalientes, Mexico and the way we sell homes there is very different from the United States, so I really researched the U.S. way of selling homes,” he added.

In 1998, Tom started his real estate career part time with a local independent brokerage, while helping his parents’ advertising company. Assisting in the sales and graphic design with the company, he picked up a lot of experience with marketing and consumer relations.

In 2008, Tom decided to pursue real estate full time with a focus on commercial real estate. He connected with a 35-year veteran in commercial real estate who became his mentor. She encouraged Tom to receive his Certified Commercial Investment Member (CCIM) designation from the National Association of REALTORS® (NAR).

“As a CCIM, I really gained a lot of knowledge in the field which, in turn, allowed me to serve my clients at a high level,” said Tom. “I enjoyed learning more about my industry, so I continued with my designations.”

In addition to the CCIM, Tom also attained his Accredited Buyers Representation (ABR) and Broker Price Opinion Resource (BPOR) designations.

Thinking back to his poor experience as a home buyer in California, Tom decided to add residential sales to his suite of services provided for his clients. He wanted to provide proper representation to buyers and sellers.

In 2012, he opened Landin Realtors, which was a full-service residential brokerage. One year later, he brought on his first agent – a 20-year real estate veteran.

In 2017, Tom looked to add more real estate services to provide to his clientele. As a detailed researcher, Tom found NextHome to be the company that would allow his business to flourish.

“I was strictly a referral-based business, so I was looking for a solution to help me gain new market share,” said Tom. “NextHome’s platform was exactly what I needed to gain new clients.”

On a personal note, Tom and Lourdes have been married for 31 years and have two daughters – Natalia (age 20), a college student, and Madeleine (age 14) who will be starting her first year of high school in the fall.

Please join us in congratulating Tom and the rest of the team at NextHome Leading Edge Realty on the opening of their new NextHome office in San Antonio, TX!

Mary Ann Wilson
Mary Ann Wilson

Pleasanton, CA — July 6, 2018 — NextHome is proud to announce our newest addition to the franchise, NextHome In The Triangle. The brokerage represents the 14th location opened in the state of North Carolina for the NextHome franchise.

The office will be owned and operated by top-producing REALTOR® Mary Ann Wilson.

NextHome In The Triangle will provide real estate services such as single-family residential sales, first-time home buyers, investment, luxury, short sales, and land deals for the areas of Cary, Apex, Fuquay Varina, Wake Forest, Durham, and the remainder of Wake, Orange and Johnston counties.

As a designated Luxury Home Marketing Specialist, Mary Ann has a passion for working with higher end properties.

Located 20 minutes west of Raleigh, The Research Triangle region refers to the communities of Raleigh, Durham and Chapel Hill. Home to approximately two million residents, The Triangle is the second largest metropolitan area in the state of North Carolina.

Mary Ann started her real estate career in 2014, but has been around real estate as an investor for more than a decade.

Originally from Kansas, Mary Ann has a background in business and technology. As a graduate of Kansas State University, she received her degree in Finance. She moved to New York and was the lead recruiter for a technology consulting firm. During her two years in that leadership role, she grew the division from nine employees to more than 200 individuals.

Mary Ann met her husband, Reid, while working in New York when she interviewed him for a position at her firm.

After relocating to North Carolina, the Wilsons and several business partners formed a real estate investment LLC in 2006.

They purchased three investment properties in North Carolina which worked out very well for their portfolio. Mary Ann has been able to provide expertise to other potential investors about buying cash flow properties.

In 2014, Mary Ann made the choice to get her real estate license and jump into the sales side of the business.

“It was the perfect time for me to become a REALTOR®,” said Mary Ann. “My youngest daughter was old enough for me to put in the time to start my real estate sales career.”

She started at RE/MAX as a key member of a high-producing established real estate team. As someone who lived in a development of 600 homes, Mary Ann tapped into a builder’s purchase of 10 acres to jump start her sales career.

“A national builder, K Hovnanian, purchased this large parcel of land near my home,” said Mary Ann. “I reached out to the regional President of the company and scheduled an appointment to present what we could do to help sell these properties.”

“The company had us be a part of the sales process and we sold two-thirds of the entire development,” she added.

In 2017, Mary Ann left the team to start her own business and it took off, selling more than $7 million in volume in her first year as an individual agent.

Her 2018 is going even better. She is currently on pace to exceed over $10 million in sales volume.

Mary Ann found herself in a position to go out on her own and open her own brokerage. With her business experience and a booming real estate sales business, it made a lot of sense to take this next step.

She found NextHome online in an Inman News article. After speaking with NextHome’s Vice President of Sales, Charis Moreno, Mary Ann knew the franchise was the right fit for her new brokerage.

“With NextHome’s tech platform and tools, it was a perfect addition to my focus of high-level, full-service marketing for each of our listings,” said Mary Ann. “I feel great about what NextHome In The Triangle will be able to offer sellers in our market.”

The Wilsons have been married for 22 years and have two daughters – Rosie (age 20), a junior at the University of Maryland, College Park, and Kerry (age 18) a Communications major at the University of North Carolina, Asheville.

Please join us in congratulating Mary Ann and the rest of the team at NextHome In The Triangle on the opening of their new NextHome office in Cary, NC!

3 Ways Technology is Changing Real Estate

3 Ways Technology is Changing Real Estate

From digital open houses to Artificial Intelligence (AI) platforms to bitcoin cryptocurrency, new technologies are taking over the real estate industry by storm and accelerating the pace of business. With tech-savvy Millennials and Generation Y representing the largest group of homebuyers, it is important to power up your career by staying on top of these swiftly evolving trends and learning how new tech can work for you.

Over 70% of customers look for homes online and more than half of house tours are booked through a website. Now more than ever, keeping up with the latest tech can help you differentiate yourself from your competition. Learn how to leverage the real estate tech revolution with these three emerging trends:

1. Artificial Intelligence can be an intimidating and even threatening idea to some. Science fiction has conditioned us to view it as something that will ultimately overpower human intelligence and bring about our demise. But, today’s AI solutions do not dream of electric sheep yet, and are used to meet a growing need for convenience and efficiency. Real estate AI platforms can range from robots giving house tours to immersive virtual tours offered from the comfort of your client’s couch. Beyond its consumer-centric approach, AI can streamline processes for agents by automating repetitive tasks, like answering questions in real-time with chatbots, and use predictive analytics to sift through large amounts of data to target hot leads.

2. Virtual Reality (VR) and Augmented Reality (AR) offer a unique try-before-you-buy model in real estate. Thanks to aerial footage obtained from drones and 3D technology, your clients can now “step into” a space and have an immersive virtual experience while you assist another client. Agents may soon no longer need to spend time and money staging a space, because clients are able to personalize it with virtual furniture. Many international investors already use VR before considering a real estate purchase, and this trend will increase as the VR experience becomes more immersive and sophisticated. Allowing your clients to evaluate a space will help speed up their decision-making process and is more likely to put you in touch with an interested buyer.

3. Blockchain Technology. While Blockchain Technology is still in its infancy, it has already demonstrated its vast potential with the recent use of bitcoin currency in luxury real estate sales. Bitcoin, a digital cryptocurrency created by blockchain technology, is essentially a decentralized electronic money used for transactions worldwide. The appeal of this peer-to-peer currency is that it is borderless, not controlled by a monetary authority and has created a wave of new digital wealth valued at about $200 billion — in less than a decade. Despite bitcoin’s potential tax implications and tech bubble “feel”, sellers are willing to accept the currency for large-scale projects fueling speculations that bitcoins may be revolutionizing the financial sector next.

It is important for real estate professionals to adjust to these technological advances and diversify their strategies, as new tech will continue to accelerate the pace of business. Consumers will increasingly seek centralized experiences that integrate all facets of a real estate transaction. One way you can diversify your strategy is by offering an AHS® Home Warranty along with your listing. This can help save your clients’ time and reassure them that their budget is protected from unexpected covered breakdowns.
