NextHome HomeFront opens in Mississippi

Crystal Boggs & Bobby Wantland

Pleasanton, CA — June 7, 2019 — NextHome is proud to announce our newest addition to the franchise, NextHome HomeFront. The new brokerage is the fourth NextHome franchise location opened in the state of Mississippi.

NextHome HomeFront will be owned and operated by top-producing REALTOR® Crystal Boggs. The brokerage will service the cities of Ocean Springs, Biloxi, Gulfport, D’Iberville, and the remainder of Jackson and Harrison Counties.

The brokerage will provide various real estate services for the local community such as working with first-time homebuyers, investment properties, vacation and second homes, multi-family properties, land and lots, and military family relocation. Crystal says more than half of NextHome HomeFront’s business involves military housing.

Crystal will have another top-producing REALTOR® serve as the company’s broker of record. Bobby Wantland brings years of experience to NextHome HomeFront and Crystal is happy to be in business with him.

“Bobby brings a lot of experience and I really love how he builds relationships with people,” said Crystal. “He’s been like a big brother to me and I am so happy to have him be a part of this journey.”

“I never thought I would want to work in a partnership format,” said Bobby with a laugh. “But I couldn’t pass up a chance of working with Crystal. She has a great heart, she is always wanting to grow personally and professionally, she is totally selfless… why wouldn’t I want to be in business with her?”

After selling off her very successful party rental business, Biloxi Bounce House, which did more than 1,000 rentals annually, Crystal decided to go into real estate. Her interest in becoming a real estate agent sparked from the positive experience that she and her husband, Bryan, had with their REALTOR® – Bobby.

Crystal first became licensed in real estate in 2016 and started with Keller Williams Realty.

While she spent most of the first year learning the marketing and prospecting side of real estate, that paid off just a few months into her second year in the business. Within the last three months of 2017, she sold over $1 million in real estate – an incredible number considering the local average home sales price at that time was just under $140,000.

Crystal made the move to a local NextHome franchised office where Bobby was working. That move paid off and in 2018, she sold 24 homes with more than $5 million in total sales volume.

In late 2018, Crystal felt it was the right time to open her own brokerage. As the previous owner of a successful business prior to real estate, her experience and track record gave her the confidence to open NextHome HomeFront.

“NextHome HomeFront will be a boutique brokerage company where the agents will be treated like family,” said Crystal. “That will allow them to connect with the ownership/leadership team and know they will be heard and treated with respect.”

In 2019, Crystal was honored with one of the most esteemed awards a military spouse can receive – Armed Forces Insurance Keesler Military Spouse of The Year.

The Boggs’ have been married for 17 years and are the proud parents of Mecquela (age 15) and Bryanna (13). The family enjoys all types of outdoor activities including four-wheeling, fishing, and crabbing. They also love to travel and visited Germany, England, and France last year.

Please join us in congratulating Crystal, Bobby, and the rest of the team at NextHome HomeFront on the opening of their brand new NextHome office in Ocean Springs, MS!

Kirk Maynard

Pleasanton, CA — May 14, 2019 — NextHome is proud to announce the newest addition to the franchise, NextHome Arctic Sun. The new brokerage represents the first office location in the state of Alaska by the NextHome franchise. The Fairbanks-based brokerage will be owned and operated by Kirk Maynard and his wife, Lisa. As a second-generation REALTOR®, Kirk brings a wealth of knowledge and experience to the NextHome franchise.

The agents at NextHome Arctic Sun will focus on selling homes throughout the northern Alaska region including the cities of Fairbanks, Fort Greely, Salcha, Nenana, Denali, and Healy.

NextHome Arctic Sun will provide real estate services such as first-time buyer, investor, rehab & resale, military, traditional single-family sales, and commercial.

Born and raised in Alaska, Kirk first became licensed in 2004. Starting his first year at the local Century 21 office, he attained his broker’s license shortly after. In 2006, he moved to a Coldwell Banker franchise, and in 2007, he bought the Coldwell Banker Gold Country brokerage.

At the time of his purchase, the office had three agents. Over the course of the next 10 years, not only did Kirk grow his personal business to more than 60 transactions annually, but the brokerage agent count grew as well. With more than 25 agents at the company, Kirk’s company grew incredible market share due to the agents’ hands-on personalized approach to working with clients and providing them world-class service.

After more than 10 years with the Coldwell Banker franchise, Kirk knew it was time to look at increasing value for the agents and their clients.

“I really liked the NextHome difference,” said Kirk. “The clean and modern feel was something that our brokerage was missing. On top of that, we now have top-level technology, connectivity with a progressive corporate team, and a connection with brokers all over the country. We couldn’t be more excited to be a part of NextHome.”

Committed to giving back, Kirk has served the real estate community for more than a decade. He has been a member of the Greater Fairbanks Board of REALTORS® (GFBR) for 15 years and served on the Board as a Director for five of those years. He was elected 2009 GFBR President and currently serves on both the Alaska Certified Residential Specialist (CRS) State Board and the 2019 GFBR Education Committee.

“From the moment I spoke with Kirk and Lisa, I felt like we’ve known each other for years,” said NextHome’s Vice President of Sales Charis Moreno. “Having them be the first to bring the NextHome franchise to Alaska is very exciting. Their market has not seen a new real estate franchise brand in a long time. Bringing a fresh, unique spin to local Alaska real estate, NextHome Arctic Sun is perfectly positioned to bring a new look and feel throughout Alaska.”

Outside of selling real estate, the Maynards focus on family. They have three children – son Colby (20) and daughters Chloe (16) and CeCe (13). Living in Alaska, the family enjoys all that the state has to offer such as fishing and snow activities.

Please join us in congratulating Kirk, Lisa, and the rest of the team at NextHome Arctic Sun on the opening of their NextHome office in Fairbanks, AK!

Zillow Group: Friend or Foe?

Zillow Group: Friend or Foe?

When it comes to Zillow Group, there seems to be a lot of fear and anger in our industry and it has been this way since the company launched in 2004. I experienced this first hand while working on the portal side of the business, starting with in 2003 and leaving Trulia in 2014. What I learned during these years has provided me insight into what the consumer needs and demands, as well as the fears of real estate professionals across the country.

Fear in business can be dangerous and detrimental. Some of us pull old quotes from Zillow executives and use them today to justify our concerns. Have we never changed course in our business or personal lives? Is it wrong for Zillow to shift direction? If the plan is not working, then perhaps the plan should change but not the goal.

One thing is certain: Zillow has never been shy about their goal of giving power to the people when it comes to making the best decision on the single greatest investment of their life. It’s not as complicated as we have made it over the last several decades. Instead of seeing them as a threat, why not look at Zillow Group as a way to learn and adopt what is working?

Yes, you could ignore them or pull your data as a way to fight against them. The reality is Zillow Group has captured over two-thirds of the total market share of online real estate shoppers and has more than double the audience of, the official site of the National Association of REALTORS®. We used to pay at least five times more for this kind of reach in print advertising without any guarantees readers would even flip to the real estate section. And don’t even get me started on TV or Super Bowl commercials.

NextHome’s leadership team understands that change is inevitable, but transformation is optional. And we choose transformation.

We are focused on transforming the franchise model into something fun and desirable; our franchise owners and their offices into a profitable and enticing place to work; and our agents into the most valuable part of the transaction, so there are no objections at closing time when the commission is paid.

We are also focused on transforming our relationship with industry partners, such as Zillow Group, so our agents and franchise owners are one of the first to be called upon when our partners want to try something new.

Especially if it means we can hold Zillow accountable for providing a service that will need to be successful if they want to get paid. And why shouldn’t they? After all, they are consuming all the financial risk to position themselves as the most visited real estate site in the world. How is it any different than hiring Cartus or paying another broker for a referral, except in this case the referring company is Zillow?

Is this a risky move? Of course! But it becomes a shared risk and without risk, there would be no progress. And without progress, we will not transform into the best version of ourselves.

The NextHome Franchise announces 200th Franchised Location

Pleasanton, CA— August 9, 2017—Real estate franchisor NextHome proudly announces the opening of their 200th office location – Palm Harbor, Florida.

The company’s growth has been unlike anything seen in the real estate industry. NextHome began franchising in January of 2015 and since launching, the company has expanded nationally into 41 states.

“To be able to grow our company from zero to 200 offices in less than 30 months has been an incredible ride,” said NextHome’s Chief Executive Officer, James Dwiggins. “It has been a humbling journey and still having the family feel while building a national network of NextHome agents and brokers has been inspiring.”

“We are looking forward to what the next 30 months has in store for our company,” added Dwiggins.

Key to the expansion has been the work of the sales team, led by NextHome’s Vice President of Sales, Charis Moreno.

“I’m excited about our company’s expansion and how quickly we have grown,” said Moreno. “But what truly impresses me is the quality of the NextHome agents and brokers that have become a part of our company. The best companies are driven by the quality of the people in it.”

Based in Pleasanton, California, NextHome’s headquarters features nearly 20 staff members dedicated to serving more than 1,600 NextHome members nationally. The team, led by NextHome’s Chief Operating Officer, Tei Baishiki, handles more than 8,500 member services inquiries per month.

With NextHome’s highly automated Intranet system, the Member Services team can focus on highly personalized, first-class interactivity with members who are in need of real estate assistance.

New additions to NextHome’s technology platform has substantially increased broker interest in franchising with the company. NextHome’s Chief Strategy Officer, Keith Robinson, focuses on identifying and implementing new products to the NextHome suite of tools. These tools include the integration and connectivity of real estate technology products such as: SmartZip, Ylopo, BombBomb, RealScout, Homespotter, and Spacio.

Once these programs have been added to the franchise’s platform, members are shown the benefits of NextHome services through various live in-person trainings, as well as online webinars. These courses, taught by NextHome’s Franchise Development Director, Mackenzie Baishiki, allow a flexible, yet interactive experience that caters to today’s REALTOR®.

With NextHome’s goal of having offices in all 50 states by mid-2018, the company looks to grow not only in total offices, but also in agent count.

“Our company has seen a pretty significant increase in agent count over the past year,” said NextHome’s Vice President of Business Development, Imran Poladi. “As our brokers get more comfortable and confident in what their NextHome brokerage has to offer, their ability to add talented agents has been exceptional.”

“I remember being in a room just three years ago with a dedicated corporate team who wanted to change the industry. And here we are, just 30 months into our journey and I’m so proud to see our company growing with productive, career-oriented REALTORS®,” added Poladi.

Building Business Through Text Messaging

Building Business Through Text Messaging

Since you can’t send texts to someone unless they consent, partnering with a bulk texting service provider helps make it easier.

On average, a Real Estate Professional’s email campaign messages are opened less than 10% of the time. SMS text messages get read 97% of the time…and more than 95% of text messages are read within 5 minutes of receipt. As these jaw-dropping numbers indicate, if SMS isn’t currently part of your marketing plan, it’s time to start texting.

Choosing a Service Provider

There are a number of technical and logistical hoops that have to be jumped through to develop an effective SMS marketing plan. That’s why determining which bulk texting service provider and plan is the best fit for you is the first step in the process. If you’d like to get an idea of what’s available, take look at SUMOTEXT, SlickText and ProTexting, three of the leading service providers in the bulk texting business.

The All-important “Opt-in” List

As long as your phone’s working, sending text messages to your friends, family members and co-workers is simple. Marketing via text message is little more complicated. Your potential recipients have to give you permission to send them marketing texts by “opting in” first. This means you’ll have to work with your bulk texting service provider build an opt-in list, usually by placing a “Click 2 Join” widget on your website and Facebook page and/or adding “Text 2 Join” messages to your marketing materials.

What to Do with Your List

Once you have an opt-in list, it’s important to focus on what you plan on communicating to your audience. While SMS messages are great for following up and answering (or asking) specific questions, instead of continually sending messages asking for referrals or touting your latest listing, try taking a “give to get” approach to your marketing campaign. When you give recipients something of value, you’ll get responses…and results. You can send personalized birthday wishes or holiday greetings, conduct a survey (with prizes for participants), invite recipients to download your mobile app and more.

From SMS to MMS

In addition to SMS, most of today’s phones also support MMS (Multimedia Messaging Service) messages, allowing you to send photos and videos to everyone on your list. There’s no need to limit yourself to strictly sending SMS messages. Once you put the power of the smartphone to work for your business, the possibilities are endless.

Kirsten and John David
Kirsten and John David

Pleasanton, CA— January 31, 2017 NextHome is proud to announce our newest addition to the NextHome franchise – NextHome Sunrise Real Estate. This represents the 34th office location in the state of California.

Based out of Fair Oaks, the brokerage will be owned and operated by the husband and wife team of John and Kirsten David. NextHome Sunrise Real Estate will serve the needs of residents in Sacramento, El Dorado, and Placer counties.

The brokerage provides services such as residential sales, luxury home sales, investment property sales, commercial property sales, and multi-family residential sales.

Located in the suburbs of the City of Sacramento, Fair Oaks is home to over 30,000 residents. The entire Sacramento Metropolitan area represents a population that exceeds 2.4 million residents.

John started his real estate career in 1977 at the age of 18. He spent his first two years in real estate working for his father, Noel, who built and sold new homes. As a salesperson for Noel David Real Estate, John was one of the top salespeople for the company.

In 1979, John took the leap and opened his own brokerage – Sunrise Real Estate. At just 20 years old, John was one of the youngest brokers in the entire state of California.

With his experience in new home construction and sales, John secured an account as the exclusive agreement to sell inventory for home builder, Dunmore Homes. The sales process between the two companies worked so well, Dunmore Homes and Sunrise Real Estate formed a partnership company to sell homes together – Dunmore/David Real Estate.

In 1987, after nearly a decade of successful new homes sales, Kirsten joined the company as a real estate salesperson. While John focused on the growth of the brokerage through recruiting and new partnerships, Kirsten took over the role of sales for the company and saw year-over-year growth under her watch.

In 1995, the couple looked to provide more tools and services for their agents. They joined Century 21 as a franchisee and grew the brokerage to 74 agents. The Davids consistently ranked as one of the top brokerages in the greater Sacramento area for the next two decades.

Top producers themselves, Kirsten and John understood the need for exceptional franchise tools to help them improve their client services. In 2016, the Davids sold more than $12,000,000 in real estate volume, all while running their brokerage.

After more than 20 years with the franchise, the Davids decided not to renew with Century 21 and began looking for an alternative franchise model that provided a more robust technology platform and could create more value for their agents.

As a broker committed to education, John came across NextHome while attending a real estate function held by their local Association of REALTORS®.

“I happened to be in a class taught by (NextHome’s Vice President of Business Development) Imran Poladi,” recalls John. “As he was explaining how he listed and sold homes as a REALTOR®, I found his presenting style very interesting. I had to find out more about the company he worked for. I researched NextHome and loved everything the company was about.”

“We decided to affiliate with NextHome and get in on the ground floor of this great new company,” added Kirsten. “We love being a part of a franchise that has an affordable fee structure for the agents and provides a ton of value.”

When not selling real estate, the couple of 34 years focuses on family and having fun. Kirsten enjoys all things interior design and is an avid golfer. John also likes to golf and enjoys playing Texas Hold ‘em Poker.

Please join us in welcoming John, Kirsten and their entire team at NextHome Sunrise Real Estate for the opening of their brand new NextHome brokerage!

NextHome Platinum opens office in Melbourne, Florida

NextHome Platinum opens office in Melbourne, Florida

Bill Kehoe
Bill Kehoe

Pleasanton, CA— January 27, 2017 NextHome is proud to announce our newest addition to the NextHome franchise – NextHome Platinum. This represents the 14th office location in the state of Florida.

Based out of Melbourne, the brokerage will be owned and operated by real estate veteran, Bill Kehoe, and will serve the needs of residents in Melbourne, Merritt Island, Rockledge, Viera, Cocoa Beach, and the remainder of Brevard County. NextHome Platinum provides services such as residential sales, luxury home sales, investment property sales, foreclosure property sales, and multi-family residential sales.

With an average sales price of $250,000, Melbourne is one of Florida’s most affordable coastal cities to buy a home.

Starting his real estate career over 20 years ago, Kehoe opened Kehoe Real Estate Services in 1997. He began as an independent real estate brokerage because at the time, he did not find value in the existing real estate franchise models.

“In 1997, the companies that were offering franchises all seemed to be the same,” recalls Kehoe. “There wasn’t a lot of difference between them and I knew I could get the services on my own for our agents.”

Building the brokerage with steady production increases, Kehoe saw annual sales for the company in excess of 100 transactions.

After 20 years of owning his own independent brokerage, Kehoe revisited the idea of what a real estate franchise could offer.

“I was introduced to NextHome through (Franchise Sales Manager) Jack Greacen,” said Kehoe. “I have known Jack for many years and have a lot of respect for him. When he told me he was now part of NextHome, I had interest in looking at the company.”

While Kehoe was intrigued by the branding and the franchise’s consumer-focused style and look, it was the technology that won him over.

“When I saw that NextHome had the tools and tech to solve the customer and agent problems of today, and put it together in an affordable format, I was in,” said Kehoe.

Even though Kehoe sells a lot of real estate, he maintains a strong belief in giving back to the real estate community and the political actions that help REALTORS®.

Kehoe has served on his local board, the Space Coast Association of REALTORS®, for several years. He has also been appointed a Director for Florida REALTORS®, is a National Association of REALTORS® Director, and has served as the District 2 REALTORS® Political Action Committee (RPAC) Chairman for Fundraising.

When not selling real estate, Kehoe continues to give back in his local community. He is a volunteer at his college alma mater, the University of Central Florida, where he has set up the William M. Kehoe Scholarship, designed to provide financial assistance for UCF students with a major in real estate.

Congratulations to Bill and his team at NextHome Platinum for the opening of their brand new NextHome brokerage!

Corey Rasmussen
Corey Rasmussen

Pleasanton, CA— January 10, 2017 NextHome is proud to announce our newest addition to the NextHome franchise – NextHome Premier Properties. This represents the 33rd NextHome brokerage in the state of California.

Based out of Folsom, the brokerage will be owned and operated by Corey Rasmussen and will serve the needs of clients in Folsom, El Dorado Hills, Rancho Cordova, Rocklin and the remainder of El Dorado, Sacramento and Placer Counties. To assist with the company’s leadership, Rasmussen will be joined by REALTOR®, Certified Home Staging Professional and Office Manager, Elizabeth Alejo. The brokerage will provide residential, commercial, investment, multi-family, and land property services.

Folsom is home to over 70,000 residents and the largest private employer in the Sacramento area, Intel. Folsom Dam and Folsom Lake provide power, water and recreation to thousands in the Sacramento Valley. Additionally, Folsom State Prison is well known for being the location where music legend, Johnny Cash, performed and recorded one of his most famous albums, “At Folsom Prison” in 1968.

Rasmussen had worked for several years as a correctional officer and wanted to have an another stream of income. He started his real estate career in 2001 when a real estate friend suggested he get his license to make additional money as a part-time opportunity.

“I saw real estate as a way to help people, make a little extra money, and avoid working overtime at the prison,” said Rasmussen with a smile.

In his first year, Rasmussen sold four homes and found himself enjoying working with people to achieve their dreams of owning a home. In his second year, he sold seven homes. At that point, Rasmussen knew he could turn this “part-time” opportunity into a full-time career.

In 2005, Rasmussen opened his own brokerage, Real Estate Premier Concepts, and quickly saw a tremendous amount of success.

Selling 60 transactions annually, Rasmussen and his real estate team have been award-winning sales producers for nearly a decade.

In mid-2016, Rasmussen felt the need to find a real estate franchise that aligned with his recent location change and office remodel.

“We relocated our office to a busy shopping center next door to a popular grocery store with tremendous foot traffic,” said Rasmussen. “With all the improvements we made in the space, we thought it was the perfect time to rebrand our company as well.”

“I love the fresh branding NextHome brings to the table,” adds Rasmussen. “It’s a beautiful design concept that will resonate with the Folsom community and the buyers and sellers of today.”

With the new NextHome affiliation, Rasmussen sees his agents utilizing the tools offered to promote their listings unlike any other brokerage in the area.

“We want our agents to use NextHome’s tools to make our sellers proud that their properties are showcased, rather than just having a home put on the market without proper marketing efforts,” said. Rasmussen. “Sellers deserve great service and marketing and we are ready to provide that for them.”

When not selling real estate, Rasmussen and Alejo, who have been together as a couple for 13 years, enjoy traveling, working out together, and spending quality time with family and friends.

Congratulations to Corey, Elizabeth and their team at NextHome Premier Properties on the opening of their NextHome brokerage!

Pleasanton, CA— December 6, 2016 NextHome is proud to announce our newest location for the franchise, NextHome Partners. The firm will represent the third location in the state of Wisconsin.

The brokerage will be operated by four business partners who will specialize in different roles for the company – Brian Hanson (Operations), Nate Weidman (Community Relations), Brian Slinkman (Managing Broker), and Keith Wilkes (Marketing).

Located two hours north of Madison, the Wisconsin Rapids-based brokerage will service the needs of residents in the cities of Wisconsin Rapids, Nekoosa, Port Edwards, Vesper, Rudolph and Wood, Portage and Adams counties.

NextHome Partners will focus on residential resale, commercial sales and leasing, land sales, investment acquisitions, and waterfront properties.

The four partners know each other through working more than a decade in the local Wisconsin Rapids real estate market. Slinkman, Weidman, and Wilkes all worked for a statewide independent brokerage, First Weber. Hanson worked for a local nationally franchised brokerage. In their many years working the same market, a mutual respect formed and they often worked together in various transactions.

While each were successful in their own right, the four of them always talked about running their own brokerage one day. In early 2016, the four decided it was time to make the thought a reality.

Slinkman, Weidman, and Wilkes knew they were interested in working with each other, but a lunch meeting with Hanson confirmed his interest in being a part of this new brokerage as well.
