NextHome Named in Franchise Business Review’s “Culture100” List

Pleasanton, CA — November 9, 2020 — NextHome was recently named to Franchise Business Review’s first annual “Culture100” list. The list recognizes the top 100 franchise brands in a 2020 report on the Best Franchise Cultures

Franchise Business Review, a franchise market research firm that performs independent surveys of franchisee satisfaction, provides the only rankings of franchises based solely on actual franchisee satisfaction and performance. Franchise Business Review publishes its rankings of top franchises in its annual Guide to Today’s Top Franchises, as well as in special interest reports throughout the year that identify the top franchises in specific sectors.

NextHome was among over 300 franchise brands, representing over 27,000 franchise owners, that participated in Franchise Business Review’s research on the best franchise cultures. NextHome franchisees were surveyed on 33 benchmark questions about their experience and satisfaction regarding critical areas of their franchise systems, including leadership, training & support, the franchisee community, and work/life balance.

The NextHome Culture has been a differentiator for the franchise since its inception in 2014. Their Humans Over Houses motto and mindset puts people first in an industry that so commonly forgets about the human connection in a tech-driven world. 

“Many franchise organizations ‘talk the talk’ when it comes to culture, but it’s clear that they don’t all ‘walk the walk’,” said Eric Stites, CEO of Franchise Business Review. “A strong culture doesn’t just happen within a company—it has to be designed, built, and constantly maintained. The franchise companies that have the honor of being named to our first-annual Culture100 list are clearly among the best of the best franchises in the business.”

Another key factor of NextHome’s culture is growing with the right people.

NextHome announces new Denver-area office

Alfonso, Maggie, Cecilia, and Steve Montalvo

Pleasanton, CA — October 9, 2020 — NextHome is pleased to announce the newest addition to the franchise, NextHome Infinity, based in Centennial, Colorado. The brokerage represents the 15th office location opened in Colorado for the NextHome franchise and the 516th NextHome office opened nationally.

NextHome Infinity will serve clients across the Denver metro area, including Aurora, Centennial, Parker, Lakewood, Westminster, Arvada, Highland Ranch, and Littleton. 

Under the leadership of the Montalvo family, NextHome Infinity is poised to help all types of residential clients. The husband and wife team of Steve and Cecilia Montalvo lead the brokerage with extensive sales and homebuilding experience. Steve’s father and mother Alfonso and Maggie Montalvo bring to the venture an entrepreneurial spirit and extensive experience in small business ownership. Each is fluent in Spanish, offering expertise for bilingual clients. 

Steve has been in the homebuilding business for more than 20 years and, together with Cecilia, has been flipping homes in the Denver area for the same amount of time. 

Cecilia obtained her real estate license in 2017 after leaving a career in the telecommunications industry. Her introduction to real estate began with a chance encounter while working the sales floor at Verizon. The customer approached Cecilia, asking if she spoke Spanish. When Cecilia said that she did, the woman identified herself as the broker/owner of a high achieving real estate firm. She then said that Cecilia’s exceptional customer service skills and her grasp of the Spanish language would make her an excellent REALTOR®. 

“She convinced me to go to real estate school and we remain very good friends,” Cecilia recalled. 

After completing real estate school, Cecilia soaked up as much experience and knowledge as she could working for two nationally franchised brands. However, her goal was always to own her own business. 

“I learned exactly what worked and what didn’t, what I loved and what I didn’t,” Cecilia said. 

As it turned out, 2020 presented the perfect opportunity. Prior to March, Cecilia found herself busier than ever before. Then a global pandemic forced her to shift her time and attention to reinvesting in her business and her education. 

As Steve and Cecilia considered how to best grow their business, Steve stumbled across an article in REALTOR® Magazine. 

“I was intrigued that NextHome was one of the fastest growing real estate franchises in the nation – and by the incredible value,” Steve said. “Then when I spoke with Charis (Moreno, NextHome’s VP of Sales), I was blown away. I began to think, maybe we can actually do this the right away instead of piecing together our own independent and just hoping it worked.”

As Cecilia and Steve delved deeper into NextHome’s business philosophy and company culture, they discovered a perfect match. 

“As we understood the vision and heart of the leaders at NextHome, we knew that it was a match with the heart and vision that we have for our people,” Steve said. “What drives NextHome isn’t about hitting a certain number but remembering the actual people you are serving and why you are in the business to begin with. NextHome’s Humans over Houses approach was huge for us when deciding where we want to invest for the future of our careers.”

Today, the Montalvo family is running a brokerage built on the values of hard work, empathy, and providing opportunity for others. 

Al inspired this legacy when he came to the United States as a 16-year old boy. 

“Both he and my mother were very poor,” Steve recalled. “They immediately became entrepreneurs and business owners and worked hard to improve their lives and the lives of their children.”

The family real estate story is partially built on a time when Alfonso and Maggie aspired to homeownership as a young couple in 1987.

“They needed $5,000 for a down payment,” Steve said. “So, for three months they would wake up a three in the morning and make burritos and sell them to make that earnest money. We want our children, our clients and our agents to understand both the value of hard work, but also the impact they can have on others around them. At NextHome Infinity, we are built on values that inspire and encourage people to provide for their families and build their own legacy.”

NextHome Named a Top Growth Franchise by Entrepreneur Magazine

Pleasanton, CA — September 15, 2020 — NextHome was recently ranked in Entrepreneur magazine’s first Top Growth Franchises list. This list recognizes the 150 companies with the greatest positive franchise unit growth in North America over a three year period, based on data submitted for Entrepreneur’s Franchise 500® ranking. Thanks to its exceptional growth, NextHome was ranked No. 30.

“By maintaining steady, sustained growth over several years, these franchises have demonstrated that they have the systems in place to support their franchisees and help them become successful,” said Jason Feifer, Entrepreneur’s editor-in-chief. “Now as these and other companies around the country face unprecedented challenges, they may see their growth slow, but that record of success could prove more important than ever.”

The ranking follows a year of milestones for the six-year-old franchise. Although 2020 has been a year of uncertainty, NextHome’s growth has persevered as they reached 500 offices with 4,000 members across the country. 

“Our growth stems from our people. Better put, the right people,” said Charis Moreno, Vice President of Sales at NextHome, Inc. “The most empowering word in our language is the word ‘no’ and I use this word often when I discuss franchising opportunities with prospective brokers and agents. To determine the 2020 Top Growth Franchises ranking, Entrepreneur looked at each company’s U.S. and Canadian franchise numbers over a three-year period (from July 2016 to July 2019; given the rapid changes, COVID-19 impacts weren’t taken into account). In order to qualify, companies had to have positive growth of at least five units each year. They were ranked based on a formula that considers their total positive U.S. and Canadian franchise growth over the three years as well as factors that negatively affect growth, such as terminations, nonrenewals, and other closures.

A Year of Milestones for NextHome

Pleasanton, CA — August 28, 2020 — Registering success in any industry is commonly marked by milestones. These measurements are commonly made up of growth in numbers, awards, press, rankings, and so on. For being a mere six-year-old franchise, NextHome has made its mark in the real estate industry and beyond. 

Although 2020 has been a difficult year for all, to say the least, the NextHome network of real estate professionals across the country has created an even stronger bond – and it’s been recognized. 

Through the bad, we want to make sure we share the good. NextHome has hit and surpassed many milestones this year and we couldn’t be more proud to share them, but they are all a direct result of the members who have helped build the brand we are so proud of today. 

Let’s break it down!

To start, as of this month NextHome has opened over 500 franchised offices, with a total of 4,000+ members. While growth is good, we pride ourselves on growing with the right people. Each oncoming NextHome office has been meticulously reviewed to ensure that they will be a good fit for the culture of the franchise. 

Ensuring every NextHome office will cultivate our shared core values has allowed us to build a solid foundation that speaks for itself. This year Franchise Business Review named NextHome the No. 3 top franchise in owner satisfaction out of 307 of the country’s top franchise brands across all sectors. In the real estate category, NextHome ranked No. 1 in the U.S.

Along with being named one of the country’s top franchised brands, Franchise Business Review also recognized NextHome on the Top 100 Culture List and named our organization a Top Franchise for Women. 

“It was always important for me when I was asked to lead the growth of the NextHome brand that we brought on the right people that share our vision, provide value, make a difference, and raise the bar in our industry,” said Charis Moreno, Vice President of Sales at NextHome. “Seeing that we made the list in a category I represent makes what we are doing that much more important and inspiring to me. Helping every class and gender become a business owner in our country is part of the American Dream, and to see we are leading in that dream makes our success that much more meaningful.” 

Inc. magazine revealed its annual Inc. 5000 list this month, the most prestigious ranking of the nation’s fastest-growing private companies. We’re thrilled to share that NextHome ranked No. 3344 on the list, with a growth rate of 112.97%. The list represents a unique look at the most successful companies within the American economy’s most dynamic segment—its independent small businesses.

Another impressive list, Entrepreneur magazine ranked NextHome No. 95 among the world’s very best franchise systems on its annual Franchise 500® list earlier this year. The recognition was given for NextHome’s outstanding performance in areas including unit growth, financial strength and stability, and brand power.

Of course, NextHome wouldn’t be where it is today without impeccable leadership. Chief Executive Officer James Dwiggins and Chief Operating Officer Tei Baishiki of NextHome were recognized by T3 Sixty this year as prominent leaders in the residential real estate industry for 2020, making the SP200 list of most powerful leaders and the Watchlist.

James was also selected as a RISMedia 2020 Real Estate Newsmaker—a dynamic group of key influencers making headlines as a result of their newsworthy contributions to the real estate industry, and their efforts to positively affect the consumers and communities they serve. James was recognized in the Trailblazer category, a fitting title as NextHome continues to grow exponentially. 

While a successful franchise can be attributed to being in the hands of great leadership, it’s core strength is its members. This year we were proud to see the recognition of four NextHome offices on The REAL Trends 500 list for closing over 500 sides in 2019. Congratulations again to NextHome Experience in Worthington, OH with 1,023 closed sides, NextHome Experience in Bangor, ME with 712 closed sides, NextHome Realty Center in Cypress, TX with 694 closed sides, and NextHome Specialists in Columbia, SC with 567 closed sides. 

The REAL Trends + Tom Ferry’s The Thousand list also recognized the orange and gray with NextHomie Kimberly Taylor of NextHome First Class in Freeport, IL being ranked No. 12 on the 2020 Agent-Owned Brokerage Individual Transaction Sides list with 283 sides. The notable list highlights the top one-tenth of one percent of more than 1.4 million licensed REALTORS® nationwide.

Alongside these amazing recognitions was an ongoing pandemic that halted most plans, and created an immediate need for member support. While we couldn’t be more proud of NextHome’s accomplishments, we’re most proud of how our franchise has shifted while continuing to put our people first – by putting humans over houses. 

“In a matter of weeks, our team canceled our 2020 NextHome Conference set to take place in April as the world closed. However, we quickly adjusted and launched a webinar series over a six-week period featuring some of the industry’ss (and the world’s) top speakers, motivators, and educators for our NextHomies,” said James. “Although a pandemic was something we couldn’t have predicted – change is inevitable and we will always ensure our members are our top-priority through thick and thin. We’re family.”

That family-centric approach is how we conduct business, and will continue to be our core value at NextHome no matter how big we grow, or how many recognitions we receive.

NextHome expands in Philadelphia area

NextHome expands in Philadelphia area

Pleasanton, CA — April 1, 2020 — NextHome is pleased to announce the expansion of NextHome Alliance, based in Warminster, Pennsylvania. Owned by George Kotsopoulos, the new office builds on the success of his first location in Douglassville. 

The brokerage represents the 11th office location opened in Pennsylvania for the NextHome franchise and the 452nd NextHome office opened nationally.

George is thrilled to be able to open a brokerage in Bucks County, where he was born and raised. 

“It’s where most of my contacts are and we have incredible people working there already,” George said. 

Located north of Philadelphia, the brokerage will serve clients across the city’s western suburbs. In addition, NextHome Alliance will continue to provide superior customer service across Reading, Pottstown, Boyertown, Douglassville, Allentown, and the remainder of Bucks, Montgomery, Berks, and Philadelphia counties. 

The Alliance team is experienced in all types of residential sales and is especially well-versed in investment and flip properties. In addition, team members provide prowess in property management and multi-family real estate.

George began his professional life as a real estate attorney and business leader. After law school, George started work with a national title company. In 1997, he opened his own title insurance agency – Capital Assurance Group. 

After years of working closely with many talented real estate agents, George got his brokers license in 2014. As a newly-minted broker, George transitioned his business into a real estate brokerage with an in-house title company. 

“As an attorney, I’ve always represented REALTORS®, but when I started working as one I developed a greater respect for the efforts they put forward on a daily basis,” George said.

Agents were certainly not required in any way to use the title company services, but the bundle of business helped George and those around him offer a streamlined experience for clients who wanted it.  

Then, George partnered with other area agents as their broker of record as they opened a nationally franchised office. 

“In three years, we were able to grow the company from five to 50 agents,” George recalled. “My time in this role really helped me to understand how to skillfully grow a company.”

Eventually, George decided it was time to open his own brokerage under the NextHome banner. 

“I sent an email to NextHome to inquire about their business and I literally got a call back that same afternoon,” George recalled. “Being responsive is something that I pride myself on, so that call made me feel that I had found my kind of people with NextHome. Charis (NextHome’s Vice President of Sales) went into what the franchise has to offer and I thought the opportunity was ideal.”

George officially opened his Douglassville doors in late June of 2019, and since then has attracted the area’s best agents to his brokerage. 

“I think my 20-plus years of experience as a real estate attorney is very attractive to high-performing agents,” George said. “I want to be able to keep quality for our clients at the center of what we do. We are an office of producing, career-oriented REALTORS®. For the NextHome Alliance team, it’s not all about the numbers – it’s about the quality of the experience.”

When he isn’t guiding the NextHome Alliance team, George enjoys the area’s stunning beaches and attending country music concerts with his wife, Lisa. This year, George and Lisa are celebrating 29 years of marriage. Together, they are the proud parents of Will (25) and Kate (22).

NextHome announces newest brokerage in the Triad Area

NextHome announces newest brokerage in the Triad Area

Pleasanton, CA — November 27, 2019 — NextHome is proud to announce our newest addition to the franchise, NextHome Realty Partners. The brokerage represents the 19th office location opened in North Carolina for the NextHome franchise.

NextHome Realty Partners is owned by Tracy Turner and Doug Witcher. Adriane Witcher, Doug’s wife, works as a REALTOR®/broker for the office and David Turner, Tracy’s husband, is NextHome Realty Partner’s project manager. 

Based in High Point, NextHome Realty Partners’ agents are looking forward to serving clients across Greensboro, Kernersville, Jamestown, High Point, Winston-Salem, and the remainder of the Triad.

High Point, nestled between Greensboro and Winston-Salem, is known as the “Furniture Capital of the World” and is the home of High Point University and a brand new minor league baseball team, the High Point Rockers. The Triad boasts a veterans hospital, as well as six additional major universities, two more minor league baseball teams and the Greensboro Swarm, a basketball team owned by the Charlotte Hornets.

With 12 agents and growing, NextHome Realty Partners provides expertise in all types of residential real estate including first-time home buying, investment properties, and veteran relocations.

“We want to bring on agents that are like-minded as us and will go the extra mile to take care of their clients,” said Tracy. “We want agents who will be creative and think outside the box to get the job done.”

NextHome Realty Partners can trace its origins to 2009 when Tracy first obtained her real estate license. Prior to that, Tracy was a Director of Sales and Marketing for Sheraton Hotels where she developed an interest in real estate investing. In 2006, she and her husband started a real estate investment company and purchased over 45 foreclosures properties. They would fix up and rehab the properties to sell or rent. 

Tracy initially worked for a small, independent firm, and eventually a larger firm where she sharpened her skills over the next six years. In 2014, she became broker-in-charge of a nationwide real estate firm.

In 2016, Adriane Witcher obtained her real estate license and started working for Tracy.  Adriane, Doug, Tracy, and David had been friends for over 20 years. Tracy had no reservations about hiring Adriane as a new agent because of Adriane’s successful business background. 

Doug and Adriane started a trucking company, Worth Transportation Systems, in 1998. They grew it from one truck and a small warehouse to a multi-million dollar business delivering furniture throughout the United States. They sold the business in 2004 and bought Balance Day Spa in Greensboro, NC. They soon added two more locations in the Triad. They sold the spas in 2010 and became involved in a couple other businesses until they realized real estate was undoubtedly their calling. 

“Doug and I have purchased 11 homes that we have lived in, all in the Triad, during our almost 20 years of marriage,” said Adriane. “We have always enjoyed the home buying, selling, and remodeling process. With our interest in real estate, becoming a REALTOR® seemed like the perfect fit.”  

Doug soon followed with getting his real estate license and in Spring of 2017, the Turners and the Witchers once again got the entrepreneurial itch. In Fall of that year, they opened their own firm called Turner Witcher Realty. A brick and mortar office soon followed and they quickly grew to six agents.  

The company thrived in its first year, with Doug, Adriane, and Tracy closing over 60 transactions themselves along with dozens more from their agents. 

Their connection to NextHome began not by looking for a franchise to partner with, but because they were looking for a way to improve their logo and have consistency in marketing

“While I was researching logos, I remembered a REALTOR® that I had a deal with earlier this year who worked with NextHome Triad Realty,” Adriane said. “The logo and mascot caught my attention. We were not fans of franchises, but the branding was really good. We were interested, but hesitant. I presented it to Doug and Tracy and it wasn’t long before we were on the phone with NextHome’s vice president of sales Charis Moreno.”

The trio knew they wanted to give their agents and clients the best, most up-to-date technology and tools. They wanted to improve their logo to be sharp and consistent in all advertising and marketing. The search for a logo morphed into an upgrade for their entire business. 

“When I looked at franchises, I always associated them with an old and stuffy feeling,” Doug said. “Then I saw NextHome and it was new and fresh. They offered everything we were looking for while still allowing us to operate our own business. They didn’t impose all the rules and regulations of a typical real estate franchise.”

Adriane found the branding tools to be a significant time saver for a brokerage that was doing it all independently before. 

“Adriane is our in-house tech guru and she was usually the one who was searching the Internet for better and more efficient ways to get things done,” Tracy said. “With NextHome, everything is in one place, right at our fingertips.” 

“There is consistency and comprehensiveness in the branding and marketing. NextHome offers everything we wanted and needed, including things we didn’t even know we needed,” said Adriane. 

Today, NextHome Realty Partners offers that outside-the-box thinking and unparalleled marketing to all of their clients, and it shows. So far in 2019, the brokerage helped clients with more than 100 successful transactions and did $24 million in sales. Tracy, Doug, and Adriane are still selling as successfully as ever. 

Outside of helping clients find their next home, Doug and Adriane enjoy cheering on the Carolina Panthers and Adriane’s alma mater, the UNC Tarheels. They are the proud parents of two children: Hayden (20) and Sofiya (19) whom they adopted from Russia in 2002. 

Tracy has been married to David for 27 years and she is the mother of four, Lauren (24), Brittany (23), and twins Jack and Kristen (14). Lauren is married to the firm’s newest agent, Spencer Harrell, and they are expecting a baby girl in early January. In the summer months, the family enjoys going to Smith Mountain Lake and supporting their kids as they play soccer and golf.

Lead by owner Livia Freitas Monteforte, the new office in Falmouth, Massachusetts will serve clients across Cape Cod. NextHome Freitas Realty Group’s expansion represents the sixth office opened in Massachusetts for the franchise. 

“As we grow, we want people to know that we will be present where our buyers and sellers are,” Livia said. “We want anyone in the Cape Cod area to know that we are a luxury, boutique real estate firm that makes real estate fun and modern. More than that, we are able to supply people with the help they need wherever they are on The Cape.”

The new office is located in historic downtown Falmouth, a stunning area peppered with picturesque storefronts where locals and vacationers meander throughout all four seasons.   

“We are pretty excited to be able to expand our location to another major hub,” Livia said. 

NextHome Freitas Realty Group will provide residential real estate sales services to the entire Cape Cod area including Falmouth, Barnstable, Woods Hole, Chatham, Bourne, Brewster, Sandwich, Mashpee, Yarmouth, Dennis, and the remainder of the Cape Cod area – commonly known as “The Cape”.

Livia opened the doors to her first Mashpee-based NextHome brokerage in October 2015. Since then, her team has grown to 18 agents (and counting) whose superior service has made NextHome Freitas Realty Group a well-known name in Cape Cod real estate.  

“We offer a really fresh take on real estate and we know that Cape Cod homeowners (and future homeowners) are going to be happy with what we bring to the table,” Livia said. 

Licensed since 1999, Livia began her sales career at Kinlin Grover Real Estate, a regional boutique brokerage. As a self-starter, she was able to quickly and efficiently set herself apart from the rest of the local real estate community by focusing on the customer service experience.

In 2003, Livia made the move to a franchised brokerage in order to start building a team to assist with her growing business. While she continued building her business, she was forced to purchase many of the tools and systems she needed to streamline her team’s work. Realizing a strong need to improve the way real estate was conducted on Cape Cod, Livia decided it was time for a change.

Instead of looking for a new company to affiliate with, Livia knew she could create the superior standards she expected out of a brokerage by opening her own company – and that’s exactly what she did.

In 2005, she opened Freitas Realty Group. Her passion for creating a brokerage that featured tech-savvy agents who were passionate about helping people with their real estate purchase or sale of their home was infused into the business. Agents loved the atmosphere, and Livia and her husband James grew the brokerage to 11 agents. Known in the community as “executive agents,” her team provided first-class service coupled with a high level of technology and transaction management to make the transaction as smooth as possible.

“I wanted to be the client-centric real estate brokerage that was the breath of fresh air our community was missing,” Livia said.

From 2011 to 2015, Livia never let up on driving the leads to the brokerage. This resulted in an incredible 30% increase in their company’s closed sales business for four consecutive years. In 2015, her brokerage exceeded $20,000,000 in sales volume – a huge indicator of the local community’s trust in her boutique firm.

Livia continued to stay at the forefront of new and innovative real estate technology, but often found herself vetting and spending countless hours making sure the products were the best for her agents.

Get Your Money’s Worth: Making the Most of Your Franchise Relationship

The NextHome leadership team shared insights at Inman Connect 2019 in Las Vegas. Vice President of Sales Charis Moreno spoke with brokers on Tuesday about why independents often choose to franchise and how they can make the best of the relationship. She had valuable insights for everyone attending #ICLV!

Charis noted that independent brokers have to wear all the hats. They must face the struggles in the real estate industry on their own. When they partner with the right franchise, however, it not only gives brokers a real sense of belonging and confidence, but also the ability to network for support in order to overcome their pain points.

Franchises often have the buying power to leverage the continuity between the different technology dimensions in real estate in order to achieve better marketing and brand equity. Charis also pointed out that it’s not just about seeking the latest and greatest in real estate technology.   

“I think there is a race in real estate to create automation and integration in an industry that is all about people. There is a delicate balance between the technology that you pour in front of an agent and using that technology to support the agent in filling the gaps in their business in order for them to grow,” Charis explained.  

The use of technology to support a business’s growth begs the question, how can a broker increase the adoption rate of new technology? Charis suggested automating what the agents already do on a daily basis like flyers, postcards, etc. by providing something that is beautiful and easy to create with just the click of a button.

“It’s really about less screen time and more face time for agents. We have a philosophy at NextHome that the only way to get a human being to do something 100% of the time is to do it for them,” Charis remarked.

Adoption is about using the most effective technology to keep agents focused on what they are really good at which is the human connection. According to Charis, the brand will get you a seat at the table but, at the end of the day, it’s the other human across the table that will help the buyer or seller achieve their ultimate goal of buying or selling their next home. It’s an outlook that has NextHome achieving over 70% technology adoption rate. 

Charis’ deep understanding of how technology can be applied to helping brokers and agents become more productive and successful in today’s real estate environment is one of the many reasons why NextHome, and it’s franchisees are growing so quickly.

In the end, the choice of a broker using a franchise or going independent is up to them and how they want to grow their business. It’s important to consider that paying fees for a franchise isn’t about cost as it is about investing in the future of their real estate pursuits.

Pleasanton, CA — June 11, 2019 — NextHome is proud to announce our newest addition to the franchise, NextHome GoodLife. The new brokerage represents the ninth franchise location opened in the state of New York.

The company will be owned and operated by top producing REALTOR® Stephen Herman. He will be joined on the leadership team by his wife, Xiao Hua “Delica” Herman. Stephen will be the principal broker and handle the day-to-day activities for the company, while Delica will serve as the office manager and handle marketing for the brokerage. Additionally, Delica speaks three dialects of the Chinese language and works with many overseas investors from Taiwan, Hong Kong, and China.

Based out of Scarsdale, the brokerage will provide real estate services throughout the counties of Westchester, Putnam, and Dutchess including the cities of Scarsdale, White Plains and Yonkers. With NextHome GoodLife just 20 minutes away from the Connecticut border, the company will also serve the residents in the southwestern part of Connecticut, including Fairfield County.

Scarsdale is 20 minutes north of Manhattan and is home to more than 17,000 residents.

The brokerage will provide various real estate services such as working with first-time homebuyers, investment properties, vacation and second homes, multi-family properties, and international buyers.

The couple has been married for 24 years and entered the real estate industry within a couple of years of each other. Stephen obtained his real estate license in 2006 and Delica obtained hers in 2008.

Stephen started in real estate part-time while he served as a Sergeant with the New York City Police Department. He spent the first five years of his career at Prudential Serls Prime Properties in Brewster, New York. Delica joined him in the second year of his business because of the need to interpret for Chinese buyers that Stephen was working with. In time, the translation became less her focus and she became more of an agent directly helping these Chinese clients.

In 2011, the Hermans moved their business to Douglas Elliman in Sommers, NY and spent the next eight years at various locations of the brokerage, including Scarsdale.   

Stephen attributes their success to constantly working on building relationships within their community. This commitment has helped their business grow each year, with the team doing more than $10 million a year in sales.

In 2018, the Hermans looked at opening their own brokerage after more than 12 years of being in real estate.

“We are very involved in Brian Buffini coaching and seeing that lots of agents wanted more from their brokerage and were willing to pay to get that training and coaching that they weren’t provided,” said Stephen. “We wanted to own and run a brokerage that lived by these principles of client care and helping buyers and sellers with their needs in mind.”

“NextHome provided the new fresh brand to the area that allowed flexibility as to how to provide more to our agents without a huge overhead,” he added. “NextHome has been the perfect partnership to align with.”

“Going out to California for training with the franchise team really helped Stephen and I put into perspective how great the company is we franchised with,” said Delica.

The Hermans have three children – Samantha (age 21), Kimberly (20), and Joshua (18). Delica has spent years volunteering at the children’s school in helping with translation between school faculty and parents. While Delica donates this time without expecting anything in return, she has earned a lot of goodwill and trust by parents, who in turn have become real estate customers.

NextHome Northstar Properties opens in Goldenrod, Florida

Pleasanton, CA — June 10, 2019 — NextHome is proud to announce our newest addition to the franchise, NextHome Northstar Properties. The new brokerage is the 57th NextHome franchise location opened in the state of Florida.

The company will be owned and operated by top-producing REALTOR® Paul Stennett. The 11-year real estate veteran will lead the Goldenrod-based NextHome Northstar Properties. As a virtual office, the brokerage’s agents will provide real estate services throughout the state of Florida, including Winter Park, Goldenrod, Fort Lauderdale, Miami, West Palm Beach, Orlando, and Port St. Lucie.

The brokerage will provide various real estate services such as working with first-time homebuyers, investment properties, vacation and second homes, condos, and multi-family properties.

As a graduate of the University of Central Florida and a holder of a Master’s Degree, Paul’s commitment to education shines through in everything he does. Before real estate, Paul taught elementary and middle school students.

This high education standard is reflected in his expectations of his agents and their commitment to staying on top of their knowledge in the real estate field. This expectation has set NextHome Northstar Properties agents apart from the competition.

Paul started his real estate career in 2008 with a local Century 21 office before making a move to (current NextHome Z House Realty’s owner) Janice Zeisig’s office. Working with Janice was a very beneficial experience and shaped Paul to be ready to go out on his own in 2013.

That year, Paul opened AmCar Realty Group – a play on the words “American” and “Caribbean.”

Along with traditional buyers and sellers throughout Florida, the brokerage partnered working with the national real estate purchaser Invitation Homes and grew the business to close more than 100 transactions a year.

Paul handled most of the brokerage business and resisted the temptation of growing the company with lots of agents. This changed in 2018 when he made a conscious decision to grow and help agents personally and professionally.

“I got the chance to get to know NextHome and the people behind the brand – specifically (NextHome’s VP of Sales) Charis Moreno,” said Paul. “I was thoroughly impressed and really enjoyed the fact she was so informative, but not pushy in any way.”

“Being a part of the NextHome franchise has allowed me to have the power of a national company that encourages me to run my brokerage the way I want,” he added. “Our agents are now able to provide clients a level of service they never had before.”

Outside of selling real estate, Paul spends time with his wife of 19 years Tanisha, who teaches kindergarten. Paul lives and promotes a healthy lifestyle. He runs 10 miles several times a week and adheres to a vegetarian-based diet. He is also a self-proclaimed “Star Wars fanatic.”
