NextHome Legacy 3 is owned by Marilyn Eaton and Angel Stebbins – a mother-and-daughter team with unparalleled local insights.
Born and raised in the area, Marilyn has been a Missouri real estate agent for more than 30 years. Throughout her career, Marilyn has forged strong area connections and built a reputation as a knowledgeable and trustworthy professional.
In her small town of about 8,500 people, Marilyn has navigated it all in real estate–commercial transactions, farm properties, relocations, right-sizing, and everything in between.
“Being in this rural area, we do everything,” Marilyn said. “We have to know it all. Although every transaction and family is different, after all these years I truly feel that there isn’t anything that could come up that we wouldn’t be able to address, and address well.”
“My mom taught me there’s always an answer to everything, you just have to look for it,” Angel added. “When someone works with Marilyn they know right away that this is someone who they can trust with a life-changing purchase.”
Also born and raised in the Cameron area, Angel has been a public school teacher for more than 17 years. Her hard work and dedication on behalf of her students built strong community connections.
In 2022, Angel joined her mother as a licensed real estate agent.
Real estate gave Angel the opportunity to continue to serve her students, help people achieve their real estate dreams, and build a strong financial foundation for her family.
“It’s really rewarding to watch someone walk into a home and see them falling love with the space,” Angel said. “I love being able to help make those dreams come true.”
In 2025, Marilyn and Angel were ready to invest in themselves and build their own brokerage.

In addition to her passion for teaching, Angel is dedicated to serving adults with special needs. She is on the Board of Clinco Sheltered Industries Incorporated. For almost 50 years, Clinco has empowered individuals with disabilities with appropriate work experiences.
Angel and her husband Shawn are the proud parents of 28-year-old Dewy. Shawn will be joining NextHome Legacy 3 as a talented real estate professional with expertise in farm and land transactions.
