ALLAN WAGNER 

Allan, a lifelong resident of Watauga County, possesses an intimate knowledge of the High Country, both within town limits and beyond. With a professional background spanning various aspects of real estate, including commercial and residential development, Allan’s expertise is extensive. His experience ranges from planning, constructing, and managing a shopping center in Mountain City, TN, to a decade in log home manufacturing and sales. Working alongside his father, the first Real Estate Broker in Watauga County, Allan has been a licensed Real Estate Broker since 2000, though his involvement in the industry spans decades.

His local knowledge, acquired over a lifetime from valley to mountaintop, is complemented by a diverse skill set in home construction. This unique blend affords Allan a deep perspective and genuine insight into the needs of mountain home clients. Known for his persistence, dedication, and gentlemanly demeanor, Allan excels in assisting customers in finding their ideal property, even those seemingly impossible to locate. His commitment to going the extra mile is widely recognized in the community.

Whether facilitating a purchase or sale, Allan’s clients trust him implicitly with their most significant asset. Beyond real estate, Allan has enjoyed pursuits such as golf, flying for fun as a private pilot, and exploring underwater as a PADI Certified SCUBA Diver. He resides in Watauga County with his wife, Judy, and takes great pride in their two daughters Cortney & Casey and their grandson, Quinn.

JUDY WAGNER

Originally from Miami, Judy Wagner attended PACE High School and Miami Dade College before moving to Charlotte to attend Dental Hygiene School where she met her husband, Allan. She graduated with honors and earned her Registered Dental Hygienist (RDH) licenses in both Florida and North Carolina.

In 1971, Judy married her “Boone Boy,” Allan, and made Watauga County her home—back when the county population was just 23,000, Blowing Rock Road was a two-lane highway, and chain restaurants didn’t exist. And "no pizza restaurants."

Since then, Judy has witnessed Boone’s remarkable growth into a vibrant, charming community still known for its commitment to green development, the arts, and outstanding educational opportunities through Appalachian State University, Caldwell Community College, and more.

Combining a rewarding career in dental hygiene with community service, Judy dedicated over 20 years volunteering in the community & as a school volunteer. Judy served as Vice President and President of the St. Joseph’s Room Mothers Association, also serving multiple terms on the Friends of Watauga Board. A devoted mother and grandmother, Judy volunteered extensively with Watauga County Schools and the civic community, earning Volunteer Parent of the Year honors.

Judy later joined her husband in real estate, bringing with her a strong work ethic, entrepreneurial experience, and deep local knowledge. She has owned and managed successful retail businesses and was recognized as a top salesperson in her region.

Her love of research—especially in real estate markets, home sales, medical and genealogy—adds depth to her client service. Through her genealogical research, Judy also earned dual Irish-American citizenship.

An art major before entering the dental field, Judy has a natural talent for décor, staging, and Feng Shui. She is an Accredited Home Stager (ASP) and provides Wagner Team clients with complimentary home staging advice at the time of listing to help homes "sell faster for more."

Judy was among the first REALTORS® in the United States to earn the National Association of REALTORS® GREEN Designation and has assisted dozens of other agents to achieve the same. With a strong interest in sustainable building, solar energy, and wind power, she previously served on the High Country Home Builders Association Green Building Committee. Judy offers clients valuable guidance and trusted resources for energy-efficient and environmentally responsible home strategies.

A true service professional, Judy treats every client with respect, integrity, and care.
