After earning his degree in Livestock and Ranch Management from TSTC in 1985, he went straight to work on a polled Hereford ranch—where he developed a practical, boots-on-the-ground understanding of land stewardship, livestock operations, and what makes a property truly valuable. That real-world experience continues to set him apart in the farm and ranch real estate market.

Cap returned to Midlothian with his wife of 40 years, Staci “Gigi” Bush, and built a successful career as a business owner before transitioning into real estate in 2006. From residential homes to large-scale land transactions, he quickly became a trusted advisor for clients throughout Ellis County and surrounding areas.

In addition to his success in sales, Cap is widely respected for his leadership and commitment to professional development. He has guided one of the most successful real estate offices in Ellis County, overseeing hundreds of millions of dollars in transactions while mentoring agents to build lasting, meaningful careers.

A dedicated educator and coach, Cap has spent over a decade as a Certified Facilitator for nationally recognized programs including Peak Producers, 100 Days to Greatness, and Pathway to Mastery. As a Certified Continuing Education Instructor in Texas, he has trained agents across the state in negotiation, contracts, lead generation, and the practical skills needed to succeed in real estate.

After a brief pause in 2022, Cap has returned to real estate, bringing his experience and leadership into a new chapter alongside the next generation, as Haleigh Bush Kurth and Colton Kurth launch their own brokerage. His return represents more than a continuation—it’s a commitment to legacy, mentorship, and the future of Texas land ownership.

Today, Cap focuses on high-end rustic homes, farm and ranch properties, and land for sale in Midlothian, Ellis County, and across North Texas. He is also a strong advocate for water conservation, recognizing that responsible land stewardship will play a critical role in preserving property value and the Texas way of life for generations to come.
