I worked with Steve to sell my parents home in Glen Allen VA. I can’t say enough good things about how Steve guided us through the process. We met Steve and Tracy on-line as we were looking at houses in the Ashland area. We are so happy we did. They explained the steps on how to buy a house in Virginia when you are moving from Massachusetts. They accommodated our travel schedule and did many helpful tasks we couldn't do at a distance. Steve was a personable and diligent real estate agent. We were so grateful for his assistance. We could trust him and he went into a home and checked details that were important to the value of the home. We were personally under a lot of stress to buy a home and needed to do it quickly because we were pushed out of our apartment because our dog lunged at another dog in the apartment. This resulted in us choosing to get rid of our dog or to move. It was our third move within months. This happened in early December or late November. We were able with Steve‘s help to secure a home closure on December 22 in a difficult market. Furthermore Steve had already banked a lot of time with us looking at homes in the previous months and patiently helped us at the last hour with good success. We are now in a very suitable home near our children and grandchildren. Now There is another grandchild expected. So we know we are where we need to be for now.

Steve was a joy to work with. He gave me solid advice all the way through the process - even before I was putting the house on the market. He kept me informed at every step of the way, He encouraged me not to make expensive "improvements" to sell the house when he didn't feel they would provide much benefit to its sale. In October, my house sold above asking price, without contingencies and meeting my closing/moving out date stipulations. I really appreciate his professional knowledge and guidance.

Steve is a first rate Realtor. He spent a lot of time showing us properties we thought we wanted until we decided we wanted something else
not even in the RVA area. I personally would have found us annoying.
However, do to circumstances we did not anticipate we found ourselves
needing to purchase a house in about 10 days(long story). In spite of our previously fickle behavior Steve jumped into the fray. On the final day of needing to make a purchase decision we came to a house that had been on the market for 1 day. It had a nice flat fully fenced backyard for our granddaughters visits.
It was a finished product. We had seen a number of houses that would have required additional time and expense, but God is good as they say.....or even a blind squirrel finds an acorn now and then(us not Steve). Three days before Christmas we moved into our new house. Not a moment to soon.

This is the second time using Steve and Tracy's services. They worked with us selling and buying a few years ago. This time we were selling our mothers house after her passing this year. When my Mother decided to sell her home of 31 years, there was a lot to do. One of those tasks was to hire a Realtor. Being an active Realtor myself, I flew down from Massachusetts in March of 2023 to help her with that process. We interviewed three Realtors. All were highly qualified with a lot of local experience. The final decision was my Mother’s and while all three were impressive there was only one who we both felt would truly meet her needs as an elderly down-sizing widow.

Janet came to the meeting prepared and made a warm, instant connection with both of us. She was the last Realtor we interviewed and my Mother had been leaning strongly towards someone we had already spoken to prior to Janet’s arrival. I remember Janet stating, and I’m paraphrasing, that she takes the time to get to know and work intimately with her clients. That gave comfort to both me and my Mother. We knew that we had someone on our “team” who would help in any and every way she possibly could. And she did. Never once did she disappoint and trust me, there was A LOT to do to get that house ready.

She had local vendors lined up who could assist with the decluttering process and cleaners who made the home shine. When open house weekend arrived, we had many parties come through the home and had multiple offers all above the list price to consider.

Janet was also able to negotiate a free lease-back period with the buyer so that Mom could stay in the home and take the time to find her new home.

I was moving from another state so 2 years ago I just started browsing the real estate markets for locations and pricing on what was available. When I knew I was getting closer to move time my Email and phone number was picked up by Janet Nowlin. She was the most Responsive person I've ever met 'over the phone'! I was coming to Virginia with no family or friends here because the location and cost of living seemed to be a fit for me. Every couple of months Janet would check on me and my progress. I made plans to move then Covid hit us with a 3 month lock down so I decided to push the move out. Janet kept in touch the whole time. When I found 'the place' she is so well connected in the community, that I felt confident to proceed in buying the property with all of the future work it needed and the negotiation of the proper price. She always protected me and 'had my back' paying attention to details and answering questions. The closing was smooth and professional. She developed such a partnership with me that she actually stayed with me on move in day giving up her time so I wasn't alone, as I had 2 trucks of stuff to deal with.
