Justin Santolaya has been the most amazing real estate agent from beginning to end. I have heard of so many people putting in offers on so many homes and getting outbid that they eventually gave up or compromised on something they didn't really like. The house we closed on last Friday (3/22/22) was the first house we put an offer on and the only house that we really loved. We got it because Justin knew exactly how to structure the offer. And our bid was not even the highest!! Justin is so smart, so savvy, and so clever about the market and about how to approach the other agent that using him gave us so many advantages. And on top of this he is incredibly personable and kind. I didn’t know it was possible to find an agent who combines all these traits in one person. I was continually surprised throughout the process at his talent, intelligence, and warmth. It’s hard for me to believe that there is a better real estate agent out there.

We highly recommend Justin Santolaya as a real estate agent!! We were ready to stop renting and become homeowners. And we were prepared for a long search, full of disappointments, given the current, tight, and very face-paced market. Thank goodness we were wrong!
Justin listened to our priorities and budget. We viewed a few properties; Justin was flexible and quickly arranged additional ones to view because many that we were interested in were already pending sales. On our first weekend visiting properties, we came across one that made both of us smile. Justin advised us to make an offer to avoid the regret of not doing so.
In making the offer, we kept telling ourselves it was to gain experience with the market, avoid having regrets - at least we made an offer even if we got beat out. We can't say enough positive things about our Realtor Justin Santolaya. We recently put our condo of 8 years on the market and he sat down with us and went over the comparable properties in the neighborhood, evaluated upgrades and improvements we've made in our condo and helped us come to a list price we were happy with. My husband and I decided to buy our first home during the global pandemic - crazy right?! Luckily we connected with Justin and he made our first home buying experience so easy. Justin is a very relatable, down-to-earth person who takes the time to explain things - even if it's a simple question that most people know. I didn't know anything about buying a home, and he walked us through every step, answering our questions fully and also giving us pros and cons of each decision.

Justin also made himself available every day of the week at all hours. I never waited more than 20 minutes for a text response from Justin about an update. He's not the type of agent who will leave you hanging and not respond - in fact, he encourages you to text him to check in and lets you know that he's happy to help anytime. I've heard horror stories of other agents being slow to respond, so this was a huge benefit.

When going to see houses, Justin took the time to listen to what we liked, and after a few homes, already could tell what we were looking for. I liked that he sent us new listings via email every day so we could make sure we were consistently seeing the new homes as soon as possible.

Justin also is the ONLY reason we have the house we do now. He quickly met us on the first day of the listing to see the house, and within 5 hours, we had an offer sent to the sellers. Justin was a phenomenal resource when figuring out how much to offer to be competitive, as well as how to strengthen other areas of our offer. Justin also connected with the seller's agent and helped push for our offer to be considered. Justin has a good reputation among other agents in San Diego, and I learned that other agents are happy to work with him and as a result, more likely to accept an offer from Justin's buyers.

Throughout our escrow, Justin continued to remain available to us when we had questions. He met us at our home inspection, final inspection, and even offered to go to the house before close when one of our pieces of furniture arrived early. One of my favorite things about Justin is that he actually gives his opinion when asked. We had worked with a previous agent who never wanted to tell us what he thought - but when you're so new to this home buying process, you NEED professionals to help and give you the pros and cons.

Not only is Justin an incredible agent, but he's just a cool guy. He always remained professional, but he's also super cool and can get along with anyone. I am SO grateful we had Justin as our agent, and I can say with 100% certainty, that if we didn't have Justin on our side, we would not have had our offer on our house accepted.

I have worked with Justin for almost past 6 years. He assisted me in finding qualified tenants for my properties. I like his professionalism and manner and his work ethic. He recently sold one of my properties at my asking price. His hard work and knowledge in real estate made this selling experience a smooth experience.
We encountered a bit of a title issue that could delay the close of escrow. Justin even went extra miles to find another title company at last minute and we ended up closing the escrow right at the set date which was crucial for all the parties.
