NextHome Prolific will serve clients across the greater Seattle area, including King, Pierce, and Snohomish counties.

Under the leadership of broker/owner Kenny Pleasant, NextHome Prolific aims to provide great client experiences and growth opportunities for agents with diverse backgrounds.

Kenny began his real estate career in 2009 at Keller Williams Bellevue. For the next 12 years, he put in unparalleled work for his clients – often commuting two hours every day. After slogging his way through the national economic downturn, Kenny innovated in online marketing for his area – and his sales flourished.

After building a successful sales career from the ground up, Kenny wanted to use his achievements to provide an opportunity for other African American men and women like him. He is the only African American REALTOR® in his area who lists homes above the $2 million price range. As he thought about the next steps in his career, Kenny hoped to encourage his same level of achievement for others.

“I thought about all the perils and difficulties that I went through on my way to where I am,” Kenny said. “With that in mind, I wanted to build a brokerage that I would have appreciated myself as a younger agent.”

Then, Kenny discovered NextHome.

I believe things come full circle – the more you give the more you receive.”

Kenny is active in many community organizations around the Seattle area. He has held multiple executive positions with the local branch of the NAACP, including treasurer and secretary. He is also a board chair for Community Carrot, an organization that equips and trains young entrepreneurs for successful careers. Kenny sits on the executive board for Friends of the Children-Seattle, which pairs youth facing the toughest systemic barriers with a professional mentor from kindergarten through graduation.

In addition, he serves on the City of Seattle’s Design Review Board.

Outside of work, Kenny enjoys spending time with his family. He and his wife, Cecilia, have been married for 17 years and they are the proud parents of three kids, Kenny Jr (15), Shawn (14), and Cariah (13).

In addition to traveling, the family enjoys hiking, exercising, playing Xbox together, reading, watching documentaries, and their weekly family game night.

NextHome announces new Augusta-area brokerage

The brokerage represents the 13th office location opened in South Carolina for the NextHome franchise and the 575th NextHome office opened nationally.

Steeped in Southern beauty, Aiken is a growing area that offers buyers charming architecture, a quaint downtown, and access to the beautiful Central Savannah River Area. Located just 45 minutes west of Columbia and 25 minutes east of Augusta, Georgia, NextHome Realty Consultants will serve clients in Aiken, Greenwood, Columbia, and Augusta, Georgia. 

NextHome Realty Consultants will provide client-centered service under the leadership of broker/owner Wilber Lane. 

Wilber’s real estate experience dates back to 2004 when he joined a boutique brokerage in Anderson, South Carolina. After weathering the national housing downturn, Wilber again started selling full-time in 2011, working primarily in Aiken and Augusta. 

Throughout his time in the industry, Wilber discovered a passion for nurturing agent talent. He became a productivity coach with a nationally franchised brokerage and opened a real estate licensing school. May Economic Update

May Economic Update

Given the latest movement in the market, I thought it would be important to address inflation concerns.

Here you can see the Core CPI and CPI modeled together both rose sharply. 

Like all data, you can use this to tell two different stories. People like to paint the target they like around the arrow that’s been shot. 

Here is the first story:

Inflation is about to be out of control. “You can’t put this much money into the market and not have out-of-control inflation.” The problem is… we also said this in 2008 and it didn’t happen. This is the doom and gloom view of things. We’ve pumped so much money/stimulus into the system that the inflation spike will be severe and painful and that will stall out the economy across the board. 

The other side of the story is this: 

This is a spike in “transitional” inflation. This is a new one for me. I’ve been paying attention to financial markets for a long time and have not heard the phrase “transitional inflation.” But I actually think this is a good description of the other story. Which is this: we had a precipitous record drop in the economy when COVID-19 hit. We’ve all seen those graphs. Of course, there will be a snapback as we come out. More people are spending more money now. Supply and demand will make things more expensive. Also, the labor costs for various things because so many people were/are out of work will put upward pressure on prices.

Like a lot of early indicators, the key is not to overreact but to continue to pay attention. I expressed previously that I was concerned about inflation and it’s something I am paying attention to. But we need more data points. 

Oddly, what I am encouraged by is the market’s reaction. We’ve been in this (in my opinion) irrational exuberance cycle on the stock market. Bad news: the market goes up because that means the Fed will continue to give us cash. Good news: see the economy is back so let’s go! At least we’re seeing the market react appropriately to the news.

“My first passion has always been real estate, and I was thrilled for the opportunity to finally make that my full-time career back in 2011 joining Bay Area Modern Real Estate,” Ken said. 

While selling with Bay Area Modern, Ken became an expert in Eichler homes. 

Developer, Joseph Eichler, not only set the standard for mid-century modern architecture in the 1950s, he also had a non-discrimination policy offering new homes to minorities when housing discrimination was legal. Today, more than 11,000 of his homes dot the Northern California region, with their iconic clean lines and avant-garde architecture. 

Ken became the top Eichler REALTOR® in the region and his work gained national attention in niche real estate publications. He was consistently among the top five real estate professionals at his brokerage. 

Despite his success, as a native Mississippian, Ken’s heart was back in the South and fell in love with the unique music and art scene as well as the hilly landscape and lakes of Texas Hill Country, and he and his husband decided to make it their permanent home.  

With all his years of experience, 2020 was the right time for Ken to open his own Austin-based brokerage.

NextHome hosts Pricing Strategy Advisor Certification Course

NextHome hosts Pricing Strategy Advisor Certification Course

Pleasanton, CA — May 20, 2021 — NextHome recently hosted the National Association of REALTORS® (NAR) Pricing Strategy Advisor (PSA) certification course specifically designed to enhance the skills of real estate professionals in pricing properties, creating CMAs, working with appraisers, and guiding clients through the anxieties and misperceptions they often have about home values.

The training course was offered to NextHomies who attended the 2021 NextHome Virtual Conference as part of their admission ticket. Hosted virtually by Imran Poladi, NextHome’s Vice President, the PSA training course was completed by 392 NextHomies, making it one of the largest attended courses by one company in the history of NAR’s PSA class.  

“I’m proud to say that we had nearly 400 NextHome members making the commitment to becoming Pricing Strategy Advisor certified,” said Poladi. “It’s inspiring to see so many NextHomies finding education to be one of the most important aspects of their growth as a real estate professional.”

NextHome’s commitment to education has been one of the forefronts of the franchise’s offerings. Through certification courses, webinars, podcasts, workshops, and trainings, NextHome continually provides opportunities for members to expand their knowledge to better serve their communities. 

“Education is one of the most important tools in our REALTOR® toolbox,” said Renee Marquiss, Broker of NextHome In The Sun. “Learning how to better serve our customers who are selling one of their biggest assets is an opportunity I most definitely would jump on. Pleasanton, CA — May 20, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Altitude in Santa Fe, New Mexico. The brokerage expands on the success of NextHome Altitude’s first office in Denver, Colorado. The Santa Fe expansion represents the second office location opened in New Mexico for the NextHome franchise and the 573rd NextHome office opened nationally.

Under the leadership of broker/owner Rob Barber, NextHome Altitude (Santa Fe) will serve clients across Santa Fe County in addition to the cities of Española and Abiquiú. 

NextHome Altitude will provide sales services for residential, luxury properties, investment properties, first-time home buyers, and second & vacation homes.

“We are looking forward to offering our Santa Fe clients a new level of service that is all about their needs,” Rob said.

Licensed since 2015, Rob started his real estate career after nearly 15 years in the field of Sports and Clinical Massage Therapy. Although he enjoyed his career as a therapist, the physical toll of the job meant it was time for a change.

“I wanted to start a career where I could continue to be in a relationship-based business, yet still have the independence to be my own boss,” Rob recalled. “Real estate was the perfect fit for me.”

Rob began selling real estate under a local independent broker, while finishing out his obligations in massage therapy. Even though he was only selling part time, his extraordinary 2015 sales numbers helped him feel confident enough to make the jump into full-time real estate.

In 2016, he doubled his sales volume. Then, in 2017, Rob’s volume exceeded $6 million.

As his business continued to grow, Rob’s view of the industry was very different than what he thought it should be.

“I kept seeing people focused on personal branding rather than promoting the home they were hired to list and sell,” Rob said. “It was the catalyst for me to start my own brokerage. I wanted to create an experience for buyers and sellers which had them as the focus, rather than the agent.”

“I knew that a franchise model would allow me to start my brokerage and not have to reinvent the wheel,” Rob added. “NextHome provided the opportunity for me to run my brokerage focused on world-class service, rather than trying to find technology and tools that work for my clients. Pleasanton, CA — May 19, 2021 — NextHome is pleased to announce the newest addition to the franchise, NextHome Choice Group, based in Union, New Jersey. The brokerage represents the 14th office location opened in New Jersey for the NextHome franchise and the 572nd NextHome office opened nationally.

NextHome Choice Group will serve clients across Union County including Elizabeth, New Providence, Stony Hill, Berkeley Heights, and Springfield. 

NextHome Choice Group is owned by veteran New Jersey REALTOR® Maria Schmidt. Maria began her real estate career 23 years ago in Hudson County, New Jersey. During her first 12 years in the industry, Maria worked with franchised brokerages in both Hudson and Union counties. Her sales skills were evident from the beginning. In 1999, her first full year in business, Maria achieved almost $7 million in sales volume. She was named her brokerage’s Rookie of the Year, and she continued to build a reputation for people-first service. 

“I am very dedicated to my clients,” Maria said. “Those first years, I became known as a person who is able to skillfully communicate what I know about real estate. As a result, most of my growth was referral-based.”

Maria’s unique ability to help others eventually led her to management. In 2004, she managed an office of 150 agents. 

“I really love helping people through real estate,” Maria said. 

Eventually, Maria wanted an opportunity to run her own small business with integrity and create a workplace that agents could be proud of. In 2012, she opened NJ Choice Realty. Although Maria originally intended to keep her office small, word began to spread about her unique leadership skills. Through only referrals, NJ Choice Realty organically grew to 15 professional agents over the years. 

As her business continued to grow, Maria knew that she needed a franchise partner for additional support. 

“My mentality when it comes to agents is that if they grow, I grow,” Maria said. “I want to see my agents grow and achieve, and to do that well they need a broker who can fully support them. Maria is very active in serving her community. For the past 10 years, she has volunteered with homeless organizations in New Jersey.

To help, Maria raises funds to pay for one month’s rent for families. 

Maria is the mother of two grown children: Javier is an architect and Claudia works in film production in Los Angeles. Maria is also the proud grandmother of Ezra (5) and Liam (4).

John’s own real estate story began after a remarkable career in aviation and law enforcement. 

In the 1980s, prior to obtaining his sales license, John led his family’s aviation service business. He earned numerous certifications in the aviation industry and piloted many trips across the globe. 

John eventually transitioned to a more fulfilling career in law enforcement, where he could interact directly with the people he served. 

For nearly a decade, John served as a Deputy Sheriff for the Los Angeles County Sheriff’s Department.

Returning to school in 1992, John earned his bachelor’s degree in Management from Pepperdine University.

It was the combination of conflict resolution and experience from being a sheriff, mixed in with his studies he learned as a graduate of the Management program at Pepperdine, that led John to following his passion for real estate. He then joined a high-profile independent real estate brokerage in Los Angeles County. That experience taught him how much he valued a carer where people came before profits. 

“Agents there had a focus and hype on money earned rather than families helped,” recalls John. “I wanted to work at a company where helping people was more important than sales prices and awards.”

Knowing he intended to leave his brokerage, John originally wanted to be an independent broker and not be affiliated with any company or franchise. It was a Facebook post from a friend that caught his eye about NextHome.

“I saw a post from (NextHome’s Vice President of Sales) Charis Moreno about her company and the growth of their real estate franchise,” John said. “As I did research, I was drawn to the company’s support for its franchisees, technology, commitment to continual innovation that is all wrapped into an affordable model. Selling a home can be a stressful and nerve-wracking time for homeowners. There can be a lot at stake for your clients financially and emotionally when they put their home on the market. For many sellers, preparing a home for listing photos and keeping a home in tip-top shape for showings can also be anxiety-producing. Sellers depend on their real estate agents for a lot of support and guidance. Here are some of the things they most want:

Expertise

Even homeowners who have sold homes before rely heavily on their agents’ expertise to price, market, negotiate, and close a home sale. It can be reassuring for sellers to know whether you’ve sold other homes in the area or similarly priced properties. Talk to sellers about your experience and your willingness to share your expertise for their advantage.

Analysis

Correctly pricing a home is a critical part of the selling process. Your clients will need your expert review of data relating to comparables, average square footage prices, and recent home sales, as well as your estimation of market demand and other correlating factors. While savvy sellers can find a lot of information online, they don’t have your professional experience and insight to tie it all together and translate it for their particular situation.
